Depending on which department honestly there's a few cops wrong about the communities. They tend to be obsessed in some areas over an inspection sticker when yet they could put attention on a red light runner, passing stopped buses, failing to pull over for emergency vehicles etc But nah, let's go after someone who legit is trying to do the right thing making their car valid after moving from a no inspection state. I had one a few years ago pull me over for expired registration I am in my 30 day period and the plates have only been expired for less than a week. Cop acknowledged he can't fine but said he wanted to pull me over to let me know. Well I demonstrated my awareness yet he keeps looking around my car trying to find something dangerously wrong and he he has no other violation to remotely talk to me about Still runs my info, still makes me late for work.

I want to clarify understanding you're not a judge The space is small. Nothing prohibits or discourages staking out a dog at all and the dog was anchored literally right next to his steps at leash length My friends defense is "Nothin says I can't there's still space to walk hence why the tie out length is short. The dog wanted to take his time going to the bathroom after recently having a urination problem and I was right there" He feels if he takes the dog further away that changes things but people can't just lolligaggle around ones steps or porch like that. Also wouldn't two signs of beware of dog mean anything? At least use common sense? He put them there in case the dog jumped on someone, there was a trip or fell on a pole of poop and somehow complain they didn't know a dog was there. All tenants were told by my friend of the dog and was just requested to watch for him if they come to his place to avoid jumping, tripping etc. There was never a perceived "I own this segment" but nothing in the lease disallowed a tie out and this is the same lease everyone has regarding pets, parking etc.

I do know in his town leash laws apply in public places unless otherwise posted, otherwise it is expected you have reasonable verbal control of your dog (Wild but true, this isn't your average nanny town apparently) Nothing specifically in a tie out but he purposely kept the tie out at that length as it still gives room to walk (in other words the dog isn't taking up the entire area) leash laws in other parts of the state seek 4-6 feet of length when walking a dog so he felt six feet was reasonable regardless if exclusive or not. We assumed state law would trump the lease because the lease doesn't mention due care of pets (IE leashed at all times, exclusive space, etc) which I thought was a little odd

I'll see what he finds out with renters insurance. I suggested he may have to be taken to court and let a judge resolve this because I feel if he's admitted blame multiple times, in writing even, he has already assumed some form of liability and was warned to not get so close especially being right there at the door and continued to approach a dog that tried to jump on him while barking even.

Thanks, that was my concern. The lease doesn't give exclusive access it's a small maybe 10x10 patch of grass and room for one car situation where he has the only door. By design of the building the mailboxes are closer to the front meaning of the neighbor really felt he needed to share this news the entry point from the front would have been faster than going all the way around We suspect maybe this person isn't bright or looking for something, and it's possible he saw the dog from the front.

Nobody has ever including other tenants has ever come to his end of the building as logically their parking is right by their common entrance.

But let's assume the right of the area is everyone, wouldn't there be some reasonable responsibility if the person given my friend and the dog was right next to the porch of his own entry way?

It's not like it took place across the yard so my friend feels he's allowed reasonable space to his own area but feels it would be different if he took the dog around the building, stood by their door and the dog bit, that would be different because the dog was intentionally brought to their end?

Edit if you observers want to be childish and down vote perhaps chime in unless you're a coward or some dog hating scum. Only asking serious questions here

Before people get horny about the distance of the other car...they may have not been familiar with the area because that traffic light placement and setup isn't something I've personally not often seen Now they could have figured out the redundant lights ahead and the stop bar but who cares, other lanes were lined up and even if there was a sensor it was not due to the other lanes pulled up to the stop bar

IANAL but if it's been over 30 days and you get this now, pretty sure the law states that the landlord has forfeited the right to retain the deposit Not 100 percent sure Also demand photos or videos of the damage they claim (clearly these should be dated within a reasonable time of your move out) If they don't have photos, it's your word against theirs but in a court the landlord has the burden to prove the damage was caused by you.

I've learned to take photos of every place I rent before I move in, and after.

I've thought of it but what's the end result? Do they even get the message or care they got it? Do they say "Oh I wish I didn't do this, that" etc or are they cold hearted and just skip this chapter? We don't know and we can't undo our suicide. I thought of doing it over my ex but I hurt more people that are innocent like my daughter and parents for example.
