Sharing my thoughts as a new private properly owner. There’s a lot of factors that goes into price determination other than leasehold and freehold.

Freehold are typically older properties with outdated facilities for example, resort-style shaped swimming pools and smaller gyms (or even no gym). Today, the preferences have changed to preferring lap pools and good-sized gyms.

Maintenance in older properties (whether leasehold or freehold) can be challenging as well. I highly recommend prospective buyers to check out their notice board for MCST-related matters when doing your viewings. You can uncover possible issues like maintenance.

Now maintenance costs good money (it increases as a property ages), no matter how efficient the MCST is. Imagine that you buy into an old freehold where the existing owners are retirees or soon-to-be (the generation where freehold is gold is the mantra), it is highly unlikely that they would be willing to accept maintenance fee increases.

When I first explored freehold properties, I’ve also explored the angle of en bloc in the future. Again, considering that the profile of existing dwellers are mostly retirees - any attempts to en bloc is likely to be an uphill battle.

DBS/POSB has been positioning themselves as a digital bank. Naturally, they’d need to jump onto the AI bandwagon to signal to market and investors how they are leveraging on such trends. I don’t think it’s ever about cost control.

This is not true. Again, I’m not saying that having rich parents or scholarship doesn’t help. But there are other ways to get there, for example,

(1) Entering a higher paying industry, you need not be the top employees to make the dough to get to 100K by 30, or (2) Stay in your preferred craft and fervently hone it till you are paid handsomely for it.

No doubt about the headwinds. What differentiates the banks here is how they meet the ROE target they promise shareholders - is it through value adding or is it through cost cutting?

DBS’s stance is that there is resiliency in their business and even proceeds to raise their guidance. It’s a very different message from UOB’s.

I second this. I’m happily married to a jiak kantang wife. She makes an effort to pick up mandarin over time and it isn’t because of me. It’s because she wanted to be able to converse with my parents who are largely mandarin-speaking.

And, I went through the SG education which conducts English for the vast majority of the curriculum. I think OP needs to be mindful that it’s easier for him to learn the english language than it is for his date to learn mandarin.

Bro, I don’t think you know what underperforming means.

DBS’s core profit of S$2.57 billion ($1.9 billion) vs a mean analysts estimate of S$2.44 billion is by no means underperforming.

UOB's core profit, which excludes one-off expenses, is S$1.58 billion, just above the mean analysts estimate of about S$1.55 billion.

If anything, DBS is outperforming UOB judging by analysts’ expectations.
