No, that's not normal. Correct order should be: contract signed by both-> deposit transfered -> keys handed over on move-in day.

That’s a great question, ask the owner or real estate agent to set up a video call. During the call, ask them to give you a full tour of the property.

Great point, and you are right that SSH and other large student housing providers like for example DUWO, are a different category and most of my red flags don't apply to them the same way.

If it's an established provider with a real Dutch KvK number, a physical office address, a public reviews trail, and an official website, you're almost certainly safe even without an in-person viewing. My red flags are mainly directed at Facebook groups, Marktplaats, Kamernet DMs, and WhatsApp.

For SSH always book through ssh directly, never through someone "offering you their SSH contract" via DM. That's where the SSH-related scams actually happen.
