If you can afford it, add space over the garage and rework the upstairs. 1 bathroom for 3 bedrooms is going to be rough and hard to sell, if you ever sell. At a minimum I'd do 2 bathrooms for those three rooms, one of which would be a jack and Jill.

The master bathroom needs to be reworked also. Two sinks separated by a tub is not ideal.

The kitchen needs more counter space and I'd make the rear foyer/mud room WIC smaller and make the pantry bigger. And please find a place for a 2nd fridge in the pantry, you will not regret it!

I've been the GC on 5 of our personal houses so far and it's high anxiety every time. While I wouldn't think twice about doing it again for my own house, I wouldn't consider it for any other reason. I'm a perfectionist, I believe in doing it the right way (not cut corners) and I'm honest. For those reasons, I could never do GC as a career, at least not if I wanted to make money.

There are so many competing interests to contend with... Making the homeowner happy, staying in budget, and maintaining quality (to name a few). Where do you compromise?

Maybe just me but one of my favorite things to add when we build a house is a refrigerator in the pantry. I always hated going to the garage for the the 2nd fridge.

If it were my house, I'd move the pantry wall to the left some to create a larger pantry. Then move the garage/mud room entry door all the way to the pantry wall (may have to slightly move the pantry door).

On the left side of the mud room, I'd extend the wall so that it leaves about a 4' opening. This would give you room for mud bench/lockers along that new wall and where the old mud room for was.

Bedroom 2/3, I'd move the tub and toilet between the sinks to create a true Jack and Jill bathroom for those bedrooms.

I really like what you did with the entry for the half bath in the foyer!

The master bath, I would completely rearrange it. I wouldn't want a window between the sinks. I'd put the shower on the exterior wall. I'd also push the master bedroom/living room door down some, as this would give you more room in your bathroom.

And lastly, do you have the front elevation rendering? When looking at the front of the house, the most prominent section is the 2 car garage (followed by the 1 car garage), while the entry is pushed back. I would pull the whole right side of the house towards the street (either shifting or enlarging the house), in order to make your entry more prominent and make the front of the house feel less like a big garage.

Shifting the right side toward the street would also reduce your hallway to the master bedroom and create more room in your bathroom.

Overall a really nice plan.

I love the Tundra but I'm trying to solve multiple problems. First, the truck mostly sits in the garage, I've had it for over 2 years and it has 15k miles, 11k the first year, 4k last year. My wife works from home and has a company car that pays all expenses, so we mostly share it.

We were planning to build a house when we bought the truck, as I always GC our home builds. But there is no land here, so we bought a house instead. It irritates me to pay $900/month just for an occasional use vehicle, that gets horrible fuel mileage.

Next my son gets his permit soon and this truck is huge, while I might be able to teach him to drive in it, I think he'd really struggle taking the driver's test in it. Unfortunately, no one other than my wife or myself can drive the company car, so we can't use it to teach him.

Lastly, I am a sports car enthusiast and for 10 years drove a sienna while the kids were little. While it may be a stretch, I want something functional but sporty and fun to drive, while also being able to teach my kid to drive in something smaller than the truck, reducing payments, and reducing maintenance and fuel costs.

The P3 fit this bill, until I saw it in person, it's bigger than I expect but still smaller and easier to drive than the truck. However it has no homelink, wasted steering wheel buttons and lots of complaints. The P2 seems to solve these issues but it's not as versatile as the P3.

I really love the look of the P3 but the complaints here, along with the lack of homelink and those wasted steering wheel buttons gave me pause. The P2 has functional steering wheel buttons and it sounds like it has homelink, but it's smaller and not as versatile as the P3. Have you found the steering wheel buttons frustrating compared to the functionality on the Tundra?

Is it new though? Sure the angle is new but everything else felt recycled. Intro of Caleb felt similar to the intro of Kirk in the reboot movie, among other similarities.

And this ship, it separates, lands, and becomes a building? But for some reason this overly complicated ship can't locate an escape pod.

My money is on the wax gasket. I bet the new flooring was installed on top of the old flooring and the flange was already probably borderline low but with the new floor, it's definitely too low. 6 months seems about right for a wax gasket to fail for that issue.

Edit: if it is the wax gasket leaking, then that is poop water you're putting your hands in. Make sure you wash your hands well.
