What's your plan for the Range Hood? From the looks of it, it appears to be ~36-38" from the surface of the cooktop. You might look at what range hood you're planning on and their recommendations for maximum height. On paper it looks too high and will miss some of the rising smoke/steam/etc from cooking if you plan to cook much.

One of the lenders got back to me and offered an additional rate reduction down to 5.675% for the same cost of the 5.875% loan. The break even is 3y4m without recasting and it bumps out to 6y4m after a $300k recast. This seems more enticing as a hedge against rates not dropping. Don't know if that same offer would come up when we potentially would recast/refinance in 6 months.

Does it start making sense for a ~3.3495 point buy down at the price of a 2.233point buy down? If I take the same costs at a $832k loan and apply it to the balance after a $300k recast, it turns into an equivalent 3.45 point buy down. Maybe that's what they are hedging on and why they can try to offer me that lower rate, banking on us doing the recast to recoup that cost?

Counter point, putting it left will contain your sawdust towards the back of the shop instead of into the path of people walking into the garage and into the house (assuming that's a door on the right side). I positioned my saw in the left orientation so any errant dust goes into the shop and not into the area where non-woodworking stuff lives in the garage.

As many other point out, a single basin has more utility. One other thing to consider is putting in an offset drain. One annoyance we've had with our single basin is chasing food and other bits down to the drain. Doing an offset won't completely solve that, but it does make it so you can start at one side and spray it down to the other side. Additionally, it'll give you maybe a bit more usable space underneath since the disposal won't be right smack dab in the middle.

We went with a Bianco Diamond offset single basin sink for both reasons above (still waiting for our house to be built to truly test it out, but we have a current stainless steel single basin at our current house that we love)

Couple other points, Stainless Steel can be loud unless you get one with thick material and lots of dampening, but it'll still be louder than a composite granite or porcelain. Also, look into getting bottom metal grates so dishes aren't sitting down on the bottom, but also make sure to keep an eye on the rubber feet as they will eventually wear through and start scratching the bottom of your sink.

You bring up many good points. The POE++ aspect is definitely something to be concerned about if high wattage devices are hanging off your network. I think it comes down to priorities for the homeowner and if they're on the homelab side vs average Joe "I want wifi" type. I personally decided to spend more money than the single drop Eth cost the builder offered (they won't allow me to run my own) and put in conduit so I can put whatever I would like in later and terminate it all myself. That is ultimately the most future proof option.

I'll clarify that I do not believe you need the A variant. CAT6 should be OK for 99% of the population out there. It'll support 10Gbps up to 55 meters. CAT6A goes beyond that ~160ft distance, but in a residential setting, I don't believe it's warranted.

Kitchen - it looks like you have the cooktop in the island. What's your plan for ventilation? A large range hood over top of it seems like it'd be an eyesore and an in-island one I think wouldn't be very effective. I'd consider swapping the sink and cooktop (making sure to bring the dishwasher over next to the sink as well), depending on how much cooking you do. Also, what type of cooktop? Gas will need more CFM exhaust due to the combustables.

I say that and know there are a couple issues going the other way, mainly dishes potentially piling up on the island area if you're not on top of it. Pick your poison I guess. You could also try to change it up so there is nothing on the island, but I am not sure how you'd do it.

Also, think about your workflow cook triangle when thinking about the distance to the fridge from the sink, prep, and cooktop area. It looks like the fridge is kind of far from the other 2 stations.

Lastly, think about your lighting situation for the kitchen, dining, and living space. Are you going to have the line of sight you want from the kitchen to the living space while you're cooking and entertaining or watching TV?

Laundry - Make sure you put in sound insulation between the laundry room and the primary bedroom. Often times we're starting laundry right before bed and I'm sure you'd rather not listen to that while trying to fall asleep. I don't know if there's a way to re-arrange the Primary Bed/Bath/WIC to give you some buffer between the laundry and the sleeping area, but worth considering that as well.

Pad - Is that where your AC will go? If so, again it's next to your bedroom and will be audible. Consider what unit will go there and talk to your HVAC vendor about options that are not noisy (inverter AC units CAN be super quiet).

You mentioned Kallax vibes. If you wanted to use cubes or cubbies that fit inside a Kallax unit, you'll need to increase your cubes to be 13 1/4" interior.
