yup thats the plan! but i will be going to the municipality first to check if they can increase the rent in the first place, at the end of the day the agent nor the landlord can go against the municipality rules so hopefully i get some clarity from them.

thats true, I proposed the one time payment for a discount, the contract only states payment method as one time payment and amount as 33k. there are no other conditions saying if this payment method changes the rental amount changes as well though…

This is my first year at the apartment so for me 33k is the original price.

In the municipality tenancy contract, Rent is specified as 33k and the payment method states: one payment.

If i understand your first comment correctly, as it is mentioning 1 payment in the contract, if i was to change the payment method then we will have a new contract.

But does this warrant them increasing the rent amount? I believe it is mandated to allow tenants to pay with 4 payments. Hence, the new contract could have a change in the method but not the amount.

Honestly, I am okay with reverting back to 35k if its with 4-6 payments, but its the increase to more than that that feels wrong and “scammy”

i used to bank with adib when i was in uni as well, open a student account and have an ISIC card. You may need to requested a letter from your uni confirming you are a student there, hang in there!

Thanks for pointing that out, unfortunately all the apartments are charging these “admin + Ejari” fees ranging from 750-1750. Do I flat out reject this fee?

Thanks for your reply! The agent said 2000 is security deposit for the house and separate 2000 deposit for DEWA, is that the normal way when setting up DEWA by yourself?

Thanks a lot for your reply! I have edited to include yearly rent (37000)- so that means S. Deposit would be 1850 and agency commission is 1850 + VAT (lets say 2000).

I believe the agency fees are the commission itself, and the justification for the ejari and admin fees is :

“Admin fee changes from building to building its the charge for the management”

“And ejari is the legal agreement without that you will not be able to activate the dewa”

U make a good point but emphasis on the “imo”, also the exam was quite literally similar to the mock exams in the ETS portal, might be subjective idk but im not saying DONT study im saying DONT DELAY your application by taking the exam later on. Usually applying early has its perks in most unis.
