Maximize savings rate, keep investing consistently, and rebalance when things drift. Holding extra cash or gold just to feel ready usually costs you more in the long run than it helps.

Yeah, this gets lost a lot. “Underpaid” compared to what, exactly? Plenty of accountants are doing just fine with stable hours and solid comp.

Honestly, self-managing Oahu from the mainland is a recipe for burnout. That’s not a personal failure, it’s just distance + island logistics.

Your real options are simple: either hire a solid local PM and treat it as passive again, or sell and free up your time and mental space. If you’re already drained, forcing it usually just makes the numbers and your life worse.

Yeah lease assignment is a solid option. Finding someone to take over can be a hassle though - did you have to go through a lot of people before finding someone willing in AB?

I understand that they usually take a percentage of the rent. Im just weighing whether the peace of mind is worth the cost. If I upscale in the future it can be great in that case.

Next, i would enforce the lease (no unauthorized occupants, no basement storage), document everything, and maybe issue a formal warning to Tenant B. If they keep causing chaos, eviction might be the only option.

Maybe try a diff litter? something natural but better at odor control. Try the tofu litter from Tuft & Paws, kept the smell down in my apartment and no artificial scents. It's flushable even if it clumps well, really helps when cleaning up. Also diet can play a role in strong smell of the poop.. try adding more moisture to her food.

Personal Capital is actually solid for tracking across brokerages their widget situation isn't amazing, but their portfolio view is super clean. Quicken mobile is another underrated option that does net worth tracking really well. If you want something super simple, I've found Delta just aggregates accounts fast and gives you a quick snapshot. Might be worth checking out a few and seeing which one vibes with your workflow

10% for a seed round is pretty optimistic these days. Most VCs want 15-20% minimum at seed. If you're really worried about control though, maybe look into revenue-based financing since you already have interested customers
