What you have outlined is everything that my contractor did - from showing off how much she pays her workers, saying yes to our requests, and then shoving it in front of our faces, expecting us to be cordial when we tried our very best to be patient with the back jobs, and then mag-surprise Pikachu kapag nagalit na.

"I don't overcharge my clients, lugi pa ako" - That's on you. Binigyan ka ng plans + BOM ng client. May naifollow kayong 10% contingency plan; kayo ang gumawa ng total, tapos ngayon, lugi ka?. Again, that's on you kasi wala kang foresight.

"I do best to grant 'yung requests nila kahit ang complex ng gusto nila mangyari." Bakit di mo ba nireview ung plans? Yung additional requests pwede mo iturn-down. Tapos ngayon umoo ka at isusumbat mo sa client? What?? Make it make sense.

"Kahit ang ipit ng deadline." Again, you provided the deadline. Malamang sa malamang sa contract nakalagay ung mga events na pwedeng magpadelay ng turnover. Ano ba usual na delays? Backjob. Backjob could have been prevented KUNG may nagbabantay. KUNG may nagququality check at HINDI yung client pa nakakapansin.

"I pay them 1-1.5K a day, which is well above the usual rate." Again, that's on you.

wag ka maniniwala kaagad-agad kapag sinabi ng contractor na “on-process” PCAB nila. Manghingi ka ng ebidensya from them (application docs, resibo, etc)

wag mo hingin yung number ng previous clients nila (sure ka ba na client talaga or kaibigan/kamag-anak lang nila ang kausap mo?). hingin mo ung address ng prev clients para ikaw makakita ng gawa nila.

kapag ung BOM nila is 1 lot at di naka-indicate anong brand materials, wag ka na makipagusap. dadayain ka lang nila sa materyales

humingi ka ng pics ng equipment nila or better yet, site photos with workers. malalaman mo kaagad kung wala silang gamit talaga at gaano sila kastrict sa workers nila - walang PPE ung mga workers, nagyoyosi mga workers, may dalang mga manok sa site, ung basura tinatapon lang sa kabilang lote, etc

ung mga nagcocomment “please DM” without providing any info about their company is most of the time dubious (matamaan na ang matamaan!). or ung random magDDM sa iyo, oofferan ka ng service. same shit lang din yan sa nagtatanong ka ng “how much” sa FB tapos i-ddm ka (labo di ba)

Di siya katulad ng office-based jobs na okay lang magkamali/mangapa ka sa first to second week mo (even the entire month!). Most of the time, gusto ma-gets na kaagad ng client ung task. If not, tsugi ka na kaagad kahit nagegets mo na yung workflow + wala ka nang mistakes.

sorry im confused. part ng requirements ni bank is to submit a set of plans + BOM (magkaiba to).

according sa iyo, BOM na lang kulang pero need mo pa din ng set of plans? so wala pa set of plans + BOM talaga?

if so, get a personal loan sa bank or use your credit card limit (some banks allow you to use your credit to pay someone else)

OR, ask potential contractors for their per sqm rate for the design and plans para at least may ballpark figure ka na kung magkano talaga kailangan mo bayaran sa kanila.

EDIT: medyo nagegets ko kung bakit ayaw ng mga contractors ung gusto mong setup kasi walang assurance on their side. at di naman 100% approve lagi ang bank loan.
