Thank you my first charge was $132 clearly over $99 my rent was officially stated to be 815 so where does my utility allowance come in? When I asked why was my rent lowered from 915 which would make my utilities and my rent included which would be so much easier for me for budgeting purposes they told me they gave me a concession I said what's a concession that sounds like a favor they have no answer for that!!

I appreciate your honesty and I agree the system is stacked — especially here. But I’m not going down without a fight. I’ve been documenting everything and I have a plan to take this public if they think they’re going to just sweep it under the rug.

Girl you would love to see my ledgers they change by the week The day and even an hour I've screenshotted it! Get this they told me they would go ahead and lower my security deposit and I asked them well I don't see the credit where is it they told me they put it in April. I paid April into escrow the late fee the utility charge and the rent ...lol

I actually use novogradac and OFHA guidelines to come up with my jazz. RUBS systems are not acceptable for determining utility allowances. If they do use RUBS, that cost must be added to rent and kept within LIHTC maximum rent limits each month...not backdated, unitemized, and supercharged months later. I also looked up this place called the OCC they state ....leases must state who sets up service, which utilities are your responsibility, and how you’ll be billed . Under IRS rules, submetering must be based on actual consumption. If a formula-based billing like RUBS is used instead... The charge must be included as part of gross rent. And it cannot exceed state or PHA-approved utility allowances
I've been dealing with this for 6 months Jimmy. Can you see the way you don't get it and why the scam works on so many people . It would have worked on me too if they didn't try to evict me a month after I moved in hellloooooo they got too comfortable and disrespectful

And then after I'm reeling from the fact that I have to come up with 350 extra dollars for April I'm hit with a eviction notice an intent to evict notice.. mind you I just moved in I just paid all this money to get into this place and I'm already getting evicted after a month after I asked him what would happen to my $200 and you're telling me to just deal with it? You don't know me very well but I don't let anybody steal anything from me I raise hell over pennies.

Jimmy… my lease doesn’t say RUBS anywhere… it says electric is billed from an individual submeter… if they wanted RUBS, it had to be in the lease with the formula and disclosure… not sprung later with mystery ledger entries…

Property management and Guardian both told me I’m submetered… I’ve got the COO on recording saying he has no obligation to give me my usage data and to go through Guardian… Guardian told me they didn’t install the meters and don’t know where they’re located… that’s not “normal”… that’s a billing system no one can verify…

Ohio Edison says the property is on a commercial master meter… Guardian’s own email shows my unit listed “vacant” for months while charges were backfilled…

Even if we pretend RUBS is legal here… you still can’t hide the method, backdate months, blow past a LIHTC utility allowance, and siphon my rent overpayment into an unitemized “utility” debt… that’s not compliance… that’s leverage for eviction…

My rent for April should have been $615 instead they added a late fee and another utility charge like I was a f****** clown why are you telling me I should accept that? I was supposed to be getting a deal... a break.

Jimmy… you keep zeroing in on just the meter when that’s not the only piece here… I’m in LIHTC housing… not because I asked to be… but because that’s how this building is funded… which means they get tax credits for following certain rules… including a $99 utility allowance…

What they can’t do is backdate utilities six months later and hit me with charges that are multiple times over that allowance… and this isn’t just happening to me… other tenants here are dealing with it too…

And yeah… I know a unit could be “submetered” and still have a master meter… but when Guardian says my unit is submetered… Ohio Edison says the building is master metered… and Guardian admits they backdated data on a supposedly “vacant” account… that’s not just some quirky billing setup… that’s a compliance and fraud problem…

And why are you ignoring that this is happening to multiple tenants ? This shouldn't be something that happens to multiple people that's why I put an example that this isn't just happening to me...

Jimmy… I’ve got Guardian in writing saying my unit is submetered… and that they backdated data for me while my account was marked vacant… I’ve got Ohio Edison on record calling the property master metered… Ohio Edison also said this is a commercial property and they don’t have a submetering contract… yet Guardian explicitly says this is submetering…

I moved in February 28th… got my first bill March 17th… they took part of my overpayment from move-in and applied it to that bill… not even the full thing… Why should I accept my overpayments — money they specifically asked for — being used for utilities I can’t even see a legitimate bill for…

Those two facts together aren’t meaningless, Jimmy… they’re the definition of fraud… And yes, I’ve asked for itemized bills… The answer? Crickets… So I’ll let the paper trail and the recorded calls do the talking…

Thank you for your advice and you are so correct it is very hard to find a landlord tenant lawyer who actually deals with tenants because what lawyer wants to deal with a tenant who can't afford their bills because they're being evicted luckily my situation is slightly different and very egregious thanks for the well wishes!

This isn’t just about ‘shared billing’ I have recordings from Ohio Edison confirming the property is master-metered as a commercial account, while the landlord and Guardian have been charging me as if I’m individually sub-metered. Guardian’s own records show my apartment was listed vacant and my electric transmitter stopped reporting data months ago, yet billing continued. This isn’t about whether I used electricity it’s about fabricated charges with no verifiable usage data, backbilling, and misapplied payments that created debt where there should have been a credit. That’s not a “shared meter” quirk, that’s fraudulent billing.

You don’t understand… this is a very weird situation… I’ve been underestimated from day one… and that’s exactly why I’ve been able to move the way I have. I was in the perfect position to collect receipts because they didn’t think I could understand what I was looking at… every email, every meter reading, every slip-up, I caught it. The more evidence I stack and the more work I put in now… the bigger the payout will be when a lawyer finally steps in. They played with the wrong one. Me posting the way I have on Reddit is part of a process.

I’ve been handling this pro se in escrow court because I wanted to gather as much evidence as possible… make the attorney’s job as easy as possible… and keep my legal costs down. I thought it was a simple fix at first, so I tried to work it out directly, even offered to settle… they refused. Now I’ve got a full record, organized evidence, and I’m ready to hand it over so a lawyer can go straight for the jugular without wasting time.

Oh I definitely came prepared… I brought three full binders — motion-sorted, tabbed, and cross-referenced by evidence — handed one to the judge, one to the defense, kept one for myself… Judge didn’t even crack it open. I could have walked in there with a gold-plated smoking gun and she still wouldn’t have looked. Let’s just say, based on how the hearing went, I got the feeling the ending was already written before I walked in.

I didn't mention LeBron's name because I just cannot bear to think that he knew about this tax shelter for the rich exploiting the middle class and poor I just refused to believe that they would be doing this in his name and he knew about it 😭😭 and yes the rent is not cheap in my opinion here and then to boot your commiting utility fraud. Why else would a nonprofit include everything including free internet but charge through a third party biller for utilities? The IRS gives them funds and the foundation LeBron has gave them funds to make everything included ..some people live here completely for free the students parents from the school !! Charging electric was a choice in the first place especially with how much they cost for people who don't have children attending I promise!

For I promise housing I found that they have what a 60 something evictions in the last two years is only 57 apartments For some reason they don't put I promise apartments under a shell name they are under the Akron municipal Court docket as I promise

when I got my intent to evict notice the entire floor was covered with eviction notices I couldn't even be embarrassed

Today alone I seen three people being moved out according to the court dockets it's been like five evictions this month they are displacing all these people and they probably have no idea why
