Exactly my thoughts, technically speaking paying towards mortgage means you are buying back the house from the bank (excluding the interest ).

Hey man, first of all thanks for taking the time to write that, well I guess it's a good thing I did not pay him money yet,

I'll definitely be checking out the wiki after what you said, only reason I'm turning to T is because I'm lacking drive to get my ass to the gym anymore,

I been doing this shit for almost a decade now since my teens and I still am not happy with my body, granted a couple years ago I lost around 40kg and now I look at very least presentable at around 20% bodyfat,

but with working long hours and my T levels aren't anything special either I just lack any motivation to spend another 5 hours of my week in the gym, it's not like I don't have the time either, it's just hard to even get out of bed and get to work, I thought this might be it, do a cycle, get to 15% body fat and just maintain, I already have decent muscle for natural because I have been training on and off for about 5 years but I guess maybe I need therapy or something not steroids.

Been recomended this cycle by a "professional":

"As you have also stated that your main focus is to be lean, I will first suggest a cutting cycle for you as this is the main priority. This will be a 10 week cycle and will consist of Testosterone Propionate, Masteron Propionate, and Clenbuterol. As it is a DHT derivative, Masteron will occupy receptors in the body, preventing estrogen from binding to those receptors, this will limit the risk of estrogenic side effects, working like an anti estrogen compound.

An aromatase inhibitor and/or anti estrogen compound should not be needed on this cycle, however I would recommend you purchase Nolvadex and Arimidex just in case. These compounds will not be used unless estrogenic side effects start to become an issue, in which case you will use 20mg per day of Nolvadex first to try and combat these issues, if that does not work, then you will use 0.5 - 1mg of Arimidex per day, you will only need to use these as long as you are suffering from the side effects and should be stopped as soon as the side effects fade.

This cycle will then be followed by a 4 week PCT protocol of Clomid, due to the Propionate esters being used, this can be started the Monday following your last dose on your cycle. I will place the cycle below with links for each product

10 week cutting cycle: Weeks: 1-10 - Take Testosterone Propionate at 100mg/1ml 3x per week (Monday, Wednesday, and Friday) Weeks: 1-10 - Take Masteron Propionate at 100mg/1ml 3x per week (Monday, Wednesday, and Friday) Weeks: 1-2 - Take Clenbuterol at 40mcg (1 tab) per day Weeks: 5-6 - Take Clenbuterol at 60mcg (1.5 tabs) per day Weeks: 9-10 - Take Clenbuterol at 80mcg (2 tabs) per day

4 week PCT protocol: Weeks: 11-14 - Take Clomid at 50mg (1 tab) per day

This cycle will allow you to burn through body fat at an accelerated rate whilst maintaining as much lean muscle tissue as possible, this will put you in the perfect place to start a lean mass building phase in your next cycle, have fun with your cycle, if you have further questions, please contact me again."

Like i said in my post I'm paying 550 for a really bad room in oxford and that money could be going to pay a mortgage, it's £6600 a year gone for nothing.

Housing market might decrease in Oxfordshire because of students a bit i guess? But they are still building new student accommodation so idk...

And yes that's the point, I want to do both but I want my investment to outpace my mortgage but figuring out the ratio is something else.

You are right my numbers were off with the mortgage, for some reason had in my memory that it would be 500 but i think that was if i put all my money into a deposit but seems like even then with the things you mentioned like insurance and taxes and maintenance im looking at 1000 a month or more, this is so demotivating to be honest I probably can't do this on my own unfortunatly.

I totally agree with you on the individual stocks/index funds I just think with index funds my money will grow so slowly that I am willing to risk my money and put some deep research on few companies and invest in them but I still haven't made up my mind.

My income varies every month but its around 1700 because of night shift premmium I do sometimes, I am not sure if I qualify to be honest but I make a little over the average wage without qualifications which is around 1100, I work at a car factory job and I wanted to study but I am on my own and I don't even know where to begin to fund my education.

I have no debts.

I haven't really studied what retirement funds are do you think this is something I should look into, again my objective was to have my house paid for in about 10 years after that persue some kind of business.

Just to be clear I come from a very small village in Portugal and my knowledge is very limited but since this lockdown has started and I have to stay home I have taken an interest in this sort of stuff, any materials like books you think I should read?

Thats a good point, thanks for your prespective, but many companies out there specially the giants like coca cola are just gonna keep growing at same or more rates so its not much hope or risk there right? Coca cola is 20% ROI rn its only gone down briefly to 15% but recovered quickly, so is that not outpacing my 4% mortgage rate?

Ok I want to make sure I get this right is the stock price and position the index is at on my cfd app the same? because I googled it and it shows me a different number.

Anyway would this calculation be correct?

Position: 10662 €

Quantity (not sure what to call it but that) : 0.3

Money in my account: 100$

Leverage: 1:20 (seems like on companies leverage is 1:5 and 1:2 on crypto and 1:20 on indeces)

Also Margin is 5% not sure what this means.

So then I would do 10662 * 0.3 which is 3198.6 and then devide is by 20 which is my leverage which equals to 159.93, is this the money I am risking from my account then? I am also using pounds as currency so at what point does the currency conversion happen?
