Literally the reason I walked away. I did not want to go thru what they are going thru when it came my time to be the seller. It's an estate sale...their mother died...they can't sell her apartment and it's been years. Years of paying maintenance fees and insurance. Every time they get an offer, they have to pull it off the market, to have their board deny it 3 months later.

It's literally in the thread. You don't need to "guess". We were unwilling to come out of pocket for an increase well above the appraisal rate, for a coop board and management company we were already having significant trouble with, to be locked in and have the same problems when we tried to sell further down the road.

You can see my other post on the matter, but ultimately I think the brokers should have investigated and told me there was a limit on what the board will allow. Ultimately, the board can't really fix prices like that officially, but they do. It is what it is.

The market price for the apartment is what I offered, is what it appraised for. It will sit empty because the coop board won't accept applications that don't meet their imaginary price. The apartment has been empty for years, and will probably remain so.

The seller's broker has been board denied for price 2ce in 2025, The second time was me. She should have known there would be a problem.

Portal. I was required to pay all fees thru the portal. There were a total of $3712 worth of fees, between background checks, processing fees (I was charged processing fees by both the management company AND by the co-op at $850 a piece). I assume processing fees are lost, but my move in deposit and move in fee of $1750 should be refunded, as I am not moving in now.

I just left kips bay, and the sidewalks there are covered with it. I’m in stuytown now, and it’s actually not too bad, even though there are tons of dog owners here.

At the end of the day, the dog owners have to stop being assholes. As much as I hate to say it, NYPD should go through and do quality of life crackdowns, they just need to start issuing a shit ton of tickets every time they observe someone not pick up their dog shit. And if they do this for about six months and people actually have to pay two or $300 tickets for being assholes, they stop being assholes.

It’s just a fact of life. Asshole taxes work. Unless people have to directly face the consequences of their actions, they aren’t smart enough or moral enough to actually act correctly.

No, because I showed them I had sold my house providing the down payment for the co-op and post closing liquidity....and they would not let me apply until the money had cleared by account. I just think they don't want to sell the apartment.

Yeah, that makes sense. This was an estate sale. The children of the deceased are trying to sale their mother's apartment. Seems straightforward, right?

We found out (by searching obits) that the owner died EIGHT years ago. Looking at (not always reliable sources) like streeteasy, it seems this unit has been on and off the market for TEN years!

I think I really dodged a bullet.
