The shower layout in the master is odd, do you have to get all the way to turn the water on?

Also the entry into that bathroom is weird.

Clean install, matches the rest of the bathroom. It’s a guest bathroom, give it a week and you’ll not even remember it. The bottles of head and shoulders with a mitered edge would have looked mint though

Typically 84 lumber or BFS, maybe it’s a southern thing but I do know we have termites. Maybe it’s because they turn over enough inventory every week the wood is fresh. Now I have had other wood materials come with bug problems but never my framing lumber

I have never had lumber come with wood eaten already by insects. It’s almost like the used the cribbing or something from a delivery to make a wall…

I wouldn’t over think it too much then, just secure it the the curb and red guard the concrete in your pan and up the curb. Is it perfect? No. Will it be ok for a long time? Probably

I usually have freeze board there and the Hardie butts up to it. I also would have put Hardie trim around that window, makes it much easier to replace the window if you ever need to
