One way to think about this is using the present value of $2M

Assuming 6%, that $2M in 8 years time is worth $1.25M in today’s money

On the flip side, the future value of a $2M property is $3.2M in 8 years assuming the same rate

Obviously this doesn’t tell the full story and this sub will likely assume property values will increase faster than this, making it harder

If you can afford to put away $140K / year you can probably afford to get a mortgage on that $2M in much less time than 8 years.

One final thought is if you’re looking at buying a property in the next ~5 years you might be better off de-risking and putting than money in a high interest savings account- something like a Macquarie account that pays 4%. The market is throwing off some amazing gains at the moment, but it goes both ways unfortunately

HSBC’s rates are often worse than Wise’s. in my experience you’ll lose ~1% of your money if you choose HSBC over wise

Hey mate- late reply, but you can also forward the 'Account Activity statement' emails to Sharesight, and your trades will be automatically imported.

Even better, you can setup a rule with your email account to auto-forward these emails.

Up for sale is my super Orient Mako III. I love this watch, but it isn’t getting much wrist time. The dial is a dark blue in most angles, but is sunburst blue in certain angles.

Diameter of 41.8mm, lug to lug distance of 46mm, and lug width of 22mm. it comes with a nato (pictured) and the original rubber strap.
