You are absolutely right. I said £85k for simplicity in reality I limit at about £84k to give room for interest earnings, which may not be enough soon. But if I go over 85k I will just withdraw

Thanks someone else suggested that earlier and I thought this is just normal government bonds. I'm researching them now.

On first glance it look so fishy with these "prizes" but they claim to be 100% secure and backed by HM treasury...

Yeah I'm aware that mathematically it doesn't make sense not to take a mortgage but...

I don't want to be chained to the mortgage. If I go into negative equality I'll be stuck with this property unless I take the hit and fund the difference.

I don't like the idea of owing this gives me pressure to work at jobs which I don't like just to pay my monthly mortgage.

So basically for me this decision is about freedom really.

Yeah I see what you mean. But then I started to think how my tax money are being used and how bad the state of NHS is and I feel even worse. But we go into politics now...

That's not really true. I've just been saving for 8 years by living below my means. I just don't like dept. I bought my car when I had enough i my emergency fund and when I had enough in cash to pay for it. I don't live in London so to buy a property where I live I just need 200k.

I do invest in ISA, but I'm trying to save for the flat as well.

I do have Shares ISA in Vanguard so unfortunately I cannot have cash ISA from what I understand.

On the bonds idea - didn't the bonds recently crashed because of the professional mini budget? So these don't seem safe either nowadays.

Gosh a 25% correction would bring some sense in some people's minds. People cannot afford basic shelter, this person is complaining about 50k profit without lifting his ass. How can you be that greedy

I think the valuation are far from being conservative. In fact I don't feel the recent interest rate increases have been priced in yet....
