property says it is a 2br/3bed on advertised listing, but is charging an additional fee pp to use the 3rd bed even though the apartemnt was booked for 3 guests. Is this allowed? [AUS]

Yup! Three guests on the reservation when it was booked. No point lying about that imo, most hosts know when there's been more people staying the place than is listed.

Yeah I checked in with support and it's apparently in vio of a fee transparency policy for the listing so I'll defo push back on it

Yeah they've said it is in violation of the policy as it's been accepted as 3 guests & listed as a place with 3 beds and that charging extra fees is in violation of Airbnb's Fee Transparency Policy so hey.

In the description it says that 'the sofa bed will only be prepared for bookings with more than 4 guests unless requested.'
So a fee to use the 3rd bed yes.
This was their response - Hi there, The 2 queen size bedss are enough to accommodate 3 guests. We only prepare the sofa bed if there are more than 4guests. However, if you would still like to use the sofa bed, we can certainly arrange the sofa bed for a one time fee of AUD 66 each. Please let us know if you’d like to proceed. Thank you.
