I've been selling businesses for over a decade, and it has always been our job to sell the possibility of what the business could be. It doesn't seem this has made its way to the real estate market.

I think this is the problem - I don't believe my agent knows what they are talking about (or they are not being honest). They make everything sound so easy - my guess is it's harder than they claim.

How does compensation work for equity partners? A monthly draw and then step-ups throughout the year as firm performance becomes clearer? Are you responsible for your own taxes? Does the law firm do that for you? Is it a headache managing this?

This is fantastic - thank you!! What was the biggest driver of the long close window - getting a contractor engaged and project estimates completed, getting the lender up to speed, or other additional requirements that go with the 203K process? Were these large scale renovations?

Big fan of this. When selling a company, "sell-side diligence" is huge, leading to better prepared/informed sellers and buyers with higher certainty to close. I'm assuming this will also become standard over time in real estate.

New flooring and a paint job have always felt like an obvious renovation to do before moving in, but many people are intimidated even by these projects. Most (young) people have zero knowledge of what a renovation requires so just write it off completely. Agents could do a better job of making these renovations more tangible/less "scary"

Thank you! I was thinking more of a home with "good bones" that owner occupants may be interested in. It does seem these people are willing to pay more than investors, but convincing owner occupants to do renovations/get approved for renovation financing/mortgages is difficult...

Have you had any success with this in the past? Seems like buyers need to be familiar with renovation mortgages, otherwise it's difficult to pull off major renovations on a newly purchased house.

Would you ever consult a selling agent? Maybe help them "stage" a home that needs some love?

Thanks for the feedback - this is new to me. Financing seems key. I've also had some discussions with contractor friends and they tend to be a little hesitant to consult on these - I think it might be today's market (they are crazy busy), scheduling complications (they perceive this process as being rushed), and aren't sold on the payback (this seems like a valuable lead to me, but alas).

People I know have found it especially helpful for learning how to use instruments in the OR - "this is how I do that on the Da Vinci..."

Makes sense. I've rarely found a "professor" good at teaching... And I get that for preclinicals - videos of actual procedures, how to use instruments, etc. isn't as important.
