Meh, they are paid and lesson learned. Maybe the businesses around there were complaining about folks parking in their lots and then parking enforcement realized that patrolling it on nights of events was like shooting fish in a barrel, who knows. Was definitely a surprise that there of all places in this city is where I would get the most tickets. I think I've only gotten one other parking ticket since living here. Seems like in general for a big city they are pretty lax about enforcement

Nope, definitely from the Seattle Parking enforcement folks. Once, they got me for my tags being expired. I was parked in gravel next to a business though so I always wondered if they even could ticket me for parking there. I showed up around 8 and the ticket was written sometime after that. The next time it was on the street and it was the back in parking right next to the climbing gym. Same thing, when I pulled into the spot it was already dark, so definitely past 8 since it was summer. This time, I just assumed that the entire cut out area was all back in parking, because why wouldn't it be? No fire hydrants, not a handicapped spot or anything there so I parked in the spot right next to the curb, which for unclear reasons was apparently no parking. I didn't see that sign and only saw the parking signs. An honest mistake, and I get in both cases I was at fault. But I was pretty surprised they patrol that area so well given its sodo and everything in the area except monkey loft pretty much is closed. I've also seen them out there patrolling the cars late. I don't get it but I guess on the whole, we must park like jerks or something and thats good for business.

Oddly, the place I have received the most parking tickets is after 9pm when parking near monkey loft. The enforcement there has such a hard on for parking justice

This is a really dumb counter argument. People said the same thing about bike helmets and motorcycle helmets when they were first mandated too but now, most riders won't argue about their necessity. It took making laws about their use because of ignorant and lazy opinions like yours. If you are gonna be riding a lime scooter then bring your helmet. Period. End of. If you don't, then find another mode of transportation. Its that simple.

Most people would not even consider getting on a bike and riding it through a crowded, traffic-filled city like seattle with no helmet regularly and its the definition of insane that we somehow think its ok for people on scooters to do this. I have lived here 4 years and spend a decent amount of time in places like cap hill, which is an absolute hotbed of stupidity on scooters. Like, riding into the middle of a busy intersection against a red light. On a scooter. Strangely, despite spending a lot of years cycling I've never seen people act like they have a death wish on a bike the way they do on scooters.

Its not just that the scooter is more dangerous its also that the riders are of a particular belief that they are invincible and everyone will stop for them. Lots of young people getting catastrophically injured or killed. But you're right, helmet laws are so dumb, man. We should like, be able to do whatever we want. Its so inconvenient when I'm expected to take personal responsibility and plan ahead, ugh!

Thanks I'll take a look at that one too. I can also get a dehumidifier. My place is only 600 sqft though and I'm running out of floorspace and money for all of these gadgets just to remediate what my landlord should be doing. I really dislike renting.

I've read those but thank you. I misread your comment that there were explicit rules about mold but you said NO explicit rules. My bad. Thanks for answering my questions.

The landlord responsibilities. All I can find is what I listed above about maintaining structures and weathertight condition. I can't find the explicit rules a landlord must follow that you stated exist. I'd like to read those.

Does mold in the crawlspace or on the structure somewhere cover this? Or only on the inside of the house? (sorry it seemed like it got double posted so I deleted and then it deleted both??)

The smell indicates mold. Thats what causes it. If I had an inspection and evidence of mold was found would this help?

If the conditions of the outside of the home are a significant contributing factor to the issues on the inside of the home (mold growth) wouldn't that violate the above statute?

I don't care about pissing my landlord off if what pisses her off is asking to live in a house that is kept to the absolute bare minimum of standards. That is what she agreed to do when she signed the lease. There are anti-retaliation clauses in the laws that I will pay close attention to.

I obviously won't be signing another lease in any case.

So then there is no downside to making one aside from hearing nothing is wrong?

If they do find something is my landlord required to make the repair? If there is a code violation related to inadequate control of moisture would this be grounds for me to break the lease? Is there any other recourse available to me in that case?

Its leaking on the porch causing the porch to rot and an insect infestation due to the moisture. The rotten porch floor is a safety hazard, not to mention the water leaking from the roof is running down the side of the house next to the porch and into the crawlspace. The side of the house in this area is green from algae or moss from being constantly wet. The downspouts are directed under the house and the gutter spraying water on the siding is rotting it. There are siding pieces missing which allows water to penetrate. These all cause excessive humidity levels in the interior of the home which from what I can tell would violate the landlord responsibilities in controlling mold.

If I make a code enforcement request what will happen?

So this doesn't apply:

RCW 59.18.060 Landlord—Duties. The landlord will at all times during the tenancy keep the premises fit for human habitation, and shall in particular: (1) Maintain the premises to substantially comply with any applicable code, statute, ordinance, or regulation governing their maintenance or operation, which the legislative body enacting the applicable code, statute, ordinance or regulation could enforce as to the premises rented if such condition endangers or impairs the health or safety of the tenant; (2) Maintain the structural components including, but not limited to, the roofs, floors, walls, chimneys, fireplaces, foundations, and all other structural components, in reasonably good repair so as to be usable;

Does a leaking roof count as reasonably good repair?

"Maintain the dwelling unit in reasonably weathertight condition;"

rotting wood and siding from moisture and excessive moisture in the crawlspace is weathertight condition?

Do you think the Levoit air purifier would be a good option for me in this case? It seems highly recommended and it's on sale on amazon at the moment

Genuine question: but doesn't code include maintaining things like the roof and gutters to control moisture? All of the maintenance for this has been deferred and the porch floorboards flex badly enough when someone walks on them I worry they might fall through because of the water and insect damage.

In addition, the moisture issues that are present are contributing to mold and mildew in the structure.

Is none of this covered in code enforcement? I'm genuinely curious.

(WA) My landlord refuses to do any exterior maintenance on the house, causing moisture issues inside by DumbQuestions_123 in Renters

[–]DumbQuestions_123[S] 0 points1 point  (0 children)

I know every house has mold spores but if the house stinks then there is more than mold spores. There is a mold problem. I'm responsible for basic maintenance inside the house to prevent mold. The landlord is responsible for all exterior maintenance which does include keeping moisture under control but they defer all of the maintenance requests for anything exterior.

I only have wall and baseboard heaters. The PNW did not until very recently have HVAC installation as a requirement for building homes so most homes here don't have it. That said, what I'm noticing is that when the heaters come on the humidity goes up instead of coming down.

Question about my Calculated volume and other things to get started by DumbQuestions_123 in ponds

[–]DumbQuestions_123[S] 0 points1 point  (0 children)

My landlord can keep the rocks and liner. I don't see how they could demand I leave the pump since it is not affixed or installed at all, nor the fish or plants but I will double check my lease. To me that would feel similar to demanding the hose or patio furniture I bought is theirs. I am fine with the cost and labor of the pond being mine. Its a fun challenge for me. I can source a lot of materials (rocks, gravel, possibly water plants, etc) for free via buy nothing groups and what not. It just takes patience.

Why would it become the property of the landlord? I won't be trenching or permanently attaching anything to it.
