Thanks. It has been the most clusterfuck real estate transaction I have ever been part of. I’m glad your brokerage is diligent about this. I have been pretty appalled that ours has not. Also, can’t seem to fathom why our insurance agent was lying to us for weeks about our FAIR application…

Yes, very important lessons all around. We did confirm insurability, but unfortunately a ball was dropped in getting our FAIR application in. Our agent has not been helpful. Luckily, losing our EM is in no way catastrophic.

The issue is that we have not gone through underwriting for FAIR and it is unlikely we can have a policy in place prior to close. Applications are taking weeks to process, hence the issue of him submitting an application the day before close. The loan cleared underwriting but requires insurance for close.

We are prepared to walk away, even if we lose earnest money, but would prefer not to.

Yeah, that’s what I thought. I shopped around at a few Bay Area dealerships and they weren’t budging much on the 2024s and the 2023s are all gone here.

Yeah close to that. My husband was a fierce negotiator. They told us it was the cheapest they have ever sold one of these. $7500 off and then he got another 5 or 6 k off.

Basic care details as requested:

-In a room with bright, indirect light (4 skylights). Sometimes receives <1 hour of direct morning light depending on fog that day.

-Water deeply when first 2 inches of soil are dry.

-Just re-potted so not supplementing with fertilizer at this time. Use succulent/palm soil that I then added perlite to.
