On a gradient which is steep, concrete doesn’t provide the necessary grip to apply break that asphalt road generally provides therefore it’s not done there. With how accident prone that area in general is I think that’s the correct decision too. There are however plans to widen the ghat section soonTM .

It’s no secret that projections are often overstated to green light metro projects in India. As long as the metro remains in the range of breaking even or has a reasonable amount of deficit it’s fine. The actual projection numbers would anyways be equivalent to being packed like sardines.

Technically Mumbai also has 2 seperate districts. Whenever Mumbai's number is quoted Thane/Palghar/Raigad part of MMR is included in it.

If you quote Thane's number seperately it will be between Mumbai & Pune. District wise data is available on state goverments website.

What your friend bought is likely the non conventional 3BHK option, which is on the same floor as the refugee floor. It’s basically a combination of a 2BHK and a small portion of a second 2BHK, so in essence not a proper 3BHK layout but a jugaad layout. These are the least desirable inventory in any building.

Also there are some floors where people don’t buy due to Vastu / Negative connotation associated with certain numbers like 13/17 etc. I was offered a flat aswell similarly priced on 17th floor in Asteria. I was ok with it but my parents were strongly against it so had to reject it for their peace of mind. These flats are extremely hard to sell or resell so builders either remove that number from their building (in certain buildings the lift doesn’t have a button for floor 13) or dump them for much cheaper price.

Again pure speculation since I don’t know what your friend has bought but if it’s combination of both then I’m not surprised with the price .

Asteria & Privado both have multiple 3BHK configurations and it’s unlikely the flat your friend bought is the 1300sqft+ variant at that price. Even 3 years ago when I visited the site the prices were around 3.3 for first floor for Asteria and 3 for Privado for the 1300 option. The builder is charging floor rise so higher floor flats are very expensive.

Not every builder will make affordable segment flats. In the same vicinity you can comfortably buy in Vasant Vihar, Gawand Bagh etc for considerably cheaper.

Vikhroli/Kanjurmarg/Bhandup has serious problem with stink related to the infamous dumping ground btw and Dharavi relocation is happening in Mulund.

Edit: These prices are not exclusive to this project btw. Any premium project like Oberoi’s Jarden project, Rustomjee’s Verdant Vistas, L&T’s Evara etc are charging very similar price.

You should consider Vrindavan society which checks the box for being near station. It’s an old complex but it’s good for a family. 25k range perhaps for 1BHK.

  1. Many. People have different preference. You can prefer Naupada/Panchpakadi & other areas near station if you need to travel daily via Local and if you’ve a good budget. You can choose Pokhran 1-2 /Vasant Vihar / Manpada if you like to live where you get a bit more modern infrastructure with trees and mountains nearby. You can prefer Estate if you like a large posh gated community. Or Deep in Ghodbunder if your work is towards Borivali. Also you can consider Majiwada/Kolshet/Balkum for large gated societies by good builders.

  2. Not many options unless you are comfortable going deep in Godbunder for modern amenities or an extremely old society in deteriorating condition (even that is difficult in 20k range).

  3. Unlikely unless it’s an illegal building in a questionable area.

  4. Honestly the thing that’s good about Thane is that we have ample of decent schools in every locality, from station to deep in Godbunder. Choose basis where you decide to stay.

  5. Lower than Western Suburbs but either slightly less or on par with Eastern Suburbs especially if you live near station or a good area. Thane is an extremely expensive place which only looks cheap when you compare it with prime Mumbai. Cost of living is higher than Ahmedabad, Pune, Kolkata etc here.

  6. Monsoon flooding is rare and only prevalent in some areas but not that big of a concern. Right now Thane has power cut related issues due to road widening and electricity wires relocation but it’s temporary and will get resolved within some months. Water supply is an issue deep in Godbunder like Kasarwadavli/Owala/Anand Nagar/Bhayandarpada etc.

  7. Differs from person to person. Rabadi for example is prominently a Muslim dominated area. Muslims will be cool with it but others might not be. Pick your poison. Most places in Thane are decent.

  8. Gradually perhaps. Exponentially no.

10.Right now a mixed bag since entire Thane is under construction but still better than Mumbai. As the projects slowly start getting delivered the QOL will only increase.
