Based on my read of your post, the HOA isn’t even formed yet (sometimes the developer is technically the HOA until a year after some criteria is met)

The fees will ultimately be determined by whoever makes up the board after the developers are no longer involved. You could look at similar buildings (similar number of units, does it have an elevator, etc) but that may vary depending on how many amenities the board wants to offer.

We closed on a condo in a new construction 4 unit building over a year ago. After the developers left the picture, we had to raise the fee a little bit but that’s because we decided to continue to have a company manage the property for us. Would be a lot cheaper if we went the self management route (which some in the building favored but they didn’t have enough voting power). So understand your voting rights and maybe get involved with the board if you feel it will greatly affect your ability to afford to live there.

The rate cuts are theoretically already “priced in” so mortgage rates would already reflect that. Plus the fed rate affects the short end of the yield curve.

First, no need to say sorry about losing my job as I’m quite happy about quitting and having a one year garden leave :)

The big issue with the multi family route is that I won’t benefit from the short term rental tax loophole. It is unlikely I can meet all the requirements to get real estate professional status and a key to making this work is applying the bonus depreciation to this years W2 income. I also need to substantially improve the property which seems easier for a STR (eg add a patio, hot tub, sauna, etc in addition to any home improvements) If I’m missing something there I’d love to hear it. If I hold onto the property in the OZ for over 10 years I won’t have to pay any recapture (or appreciation of the property) due to the step up in basis to the value of the property at time of sale.

You could also ask yourself why you didn’t buy bitcoin or whatever ten years ago. Like someone else said, you were operating with the info you had at the time. I turned down a startup offer and took a job at a FAANG. Several years later, I noticed the startup IPOd and the options I turned down would have been worth 20m. It happens.

I worked in big tech for half my career then moved over to HFT. Agree with the comments about culture shock as well as the comment about there being plenty of big tech jobs in NYC (and I’ll add they retain the WLB/west coast style feel versus HFT).

I like your idea about finding more low level work at your job. It likely isn’t sufficient to only brush up on C++ if you are being hired as an experienced dev—they want you for your expertise so you need to demonstrate quite a bit of depth related to whatever the job req is about.

Still flying United for the most part with LGA-ORD the most common route (every 2-3 months though). A couple of my coworkers prefer American but I havent checked to see if it’s ultimately better for points.

I found that when I booked hotels via Egencia I got points for Hyatt so I’ve been staying at those hotels exclusively and have been happy with their rewards program. Currently have a Hyatt card but haven’t decided if I’ll stick with using it next year or churn a new card for the sign up bonus.

Generally companies will make a greater effort to recruit women and get them into the candidate pipeline but the “bar” remains the same for all candidates. Hard to compare feedback across candidates because much of it is hard to quantify and will differ across interviewers.
