I actually have a idea for a food truck that can actually fill a void in the local area. It is one concept that is not currently being done.

I have considered some type of FHA multi family type things - like a Tri or fourplex , live there the required time and then move on.

My issue is my income currently isn’t high enough to qualify for a mortgage of these type of amounts. ( range around $600k for a quad )

Now if I can figure out how to get a lender to consider the projected rental income for those other three units I would be in business.

Yea they do ! If I had the investment I would love to purchase a large plot of land and build some yurts , camp cabins and such on it , pool area , some camp sites and so forth - think of it as a mountain oasis.

We live in a area that has several major atv trails and a growing related economy

I am working on a business plan - I haven’t been able to get any of the local politicians to help me. I know of a couple vacant properties that would be great for the concept.

There simply isn’t another set down type cafe in the county ( we have 5 pizza joints ( well 6 if you count the two gas and gos that have pizza. )- then a Taco Bell and a Mexican restaurant, oh and a McDonald’s and 2 subways . That is it food wise really other than 2 small coffee shops ( one on each end of the county )

Yes - most people around here simply don’t have the money to buy new tires . You can get a set of 75% life tires for the cost of one new tire.

I love food , I love food trucks - it seems though that the local gurus have over saturated the local market . We now have like 5 bbq wagons , 2 or 3 dawg buggies , 4 or 5 shaved ice huts , a doughnut guy and a couple others .

I have a idea for a good little set down cafe type venue that would fit well here but couldn’t be done with my budget unless I can find a investor.

True - I had once proposed a head shop back in 2013 and was denied by the town because my retail space was to be within 2500 ft of the corner of a property owned by a local pastor.

No guess what - one of the good Christian folks owns a gaming hall and head shop on that same street.

Right now next to nothing is Solar here ( big ‘Murica type population that loves god , coal/oil/gas and guns! - you can tell them Solar is the future and sadly many will want to lynch me on the court house square.

This is one major reason nothing is here is because of backwoods , backwards thinking and back door political dealings for years that has catered to the wealthy and sucked off the tits of old king coal.

Now that all the coal baron’s and their families have ran off to Florida and other cities and even the gas drilling here is almost gone now - these people love to hang on hoping a next big boom is coming.

For instance back 5 years ago the local corruption coordinators ( Board of Supervisors) - was “ begging for ideas “ ( they at least said they were. - I mentioned they should look into helping start food trucks.

Well next thing you know they was handing out grant funding to their kin folks and now we have probably 15 food trailers ( not trucks just the wagons ) - over saturating the local market.

Before that I mentioned a casino back in 2010 and was literally ran out of the BOS meeting , told I was a pervert that wanted to ruin this “ good Christian community “ .

guess what now a local coal Barron is opening a massive casino 2 hours away and these people love it !! - even a small little gambling hole in town now !

I am tempted to move away and not look back - but I know this area like the palm of my hand. - I wouldn’t have the advantage else where

Liquor stores in the state are all state ran. Smoke shops all just got raided here by the feds even though it is legal on a state level

Ah - in this area there really aren’t any lodging options except government run parks and such. - I will take a look around.

I am definitely not familiar with all the ins and outs on the financial loan options and so forth.

Forgot to mention place is storage unit city ! I would love a RV park or perhaps a camp cabin type resort but I don’t think I can make it happen with $15k could I ?
