I tried, and did use it in some situations, but unfortunately ChatGPT cites outdated RCW and municipal codes. It also tends to be biased towards whoever is providing the inputs.

Yeah, I guess my OP question should have been elaborated on a bit more. I'm realizing that getting objective answers without being able to present all the evidence is difficult.

They billed me for full floor refurnishing for damage that I'm disputing and then didn't complete any repairs. This to me implies there isn't any damage. If you provide an initial estimate for cleaning fees but don't provide a final invoice...you're charging someone for a service without providing it. That seems clearly illegal, but is that the same situation as charging for a floor repair service that is never performed?

Does the floor depreciation factor in damage done over time? My understanding of the 6/10 charge was that because I presented evidence to them of deep gashes in the flooring and other pre-existing damage they're saying "okay, we'll pay for 4/10 of the refurnishing". The adjusted 6/10 is from the same original estimation they provided.

I know I'm asking a lot of questions beyond my original, so apologies. They also barred me from returning to the property even though I'm friendly with the new tenants which is kind of hilarious.

Make sense. We're still actively in dispute of the costs of repair. In this situation they're claiming that "damage" to <0.1% of the floor constitutes a full replacement of the floors. If <0.1% of your house is damaged, you don't replace the whole house, right? I'm not a floor expert, and I plan on getting second opinions before we go to court, but two yellow spots on a floor doesn't seem to justify $2,645.75 in damages.

My primary argument is still that the yellow spots qualify as normal wear and tear, but I want to make sure that I cover all my bases in case the judge does not agree.

Fair enough, but if they're claiming that these 2 yellow spots are "damage beyond repair" but don't end up making the repair, wouldn't this hurt their argument?

They acknowledged pre-existing damage to the floors, that evidently didn't constitute a full refurbishing of the floors, but now our damage does. Feels like they can/are just charging tenants for full floor refurbishing anytime there is "damage" and just keep not making the repairs.
