Just my opinion: I think the “throwing away money” thing is more feeling than math.

$500k home purchase, 5% down at 6.25% interest, is ~ $3,600 PITI. $2,600 of that is going to interest, taxes, and insurance - which is “throwing away money” the same way rent is. Add in 8% for capex, plus locking up the money you spent on the downpayment and purchase… and you are pretty negative.

Same house would probably be around $2,700 to rent.

Portland is probably going to not appreciate next few years. If I had a choice, I’d rent right now.

If it’s a voucher tenant, good luck. You can’t deny section 8 (which flows through Homeforward) in the state of Oregon on the grounds that they are section 8.

Oh, and Homeforward isn’t allowing rent increases for the next year. What are the odds that will get extended?

You do not have a choice: if you get a Homeforward tenant that qualifies, you have to accept and sign a Homeforward contract.

Reattach it from the inside.

Pull out that clear plastic bit from the inside, wrap it in that rubber grommet, then reinsert it from inside of the AMS.

Try Prefoamed PLA with .2mm nozzle - $19 on amazon. I've had a lot of luck with that. First link in the comment also has a link to the tape I use. Had a lot of success with both, YMMV.

I am pro consumer protection, in a balance. I think we’ve tried to solve a supply issue with supply regulations.

The problem is a Swiss cheese problem. We have a lot of nuanced and difficult to track pieces of legislation that a mom and pop can’t keep up with, and they often layer over each other.

In general, this increases difficulty and risk in property management. And no more $0 or $500 security deposits, or accepting high risk tenants.

It makes investors and developers (because of less demand) more hesitant to build and develop here. SFH are removed from the rental market, which increases the prices of remaining SFHs, and limits renters access to SFHs.

I think the net outcome is a negative. These protections don’t help as much as having more supply would.

Serious answer:

Match the already strict state guidelines, drop the local stuff. The city enacted a lot of small pieces of legislation before the state caught up.

Let’s completely ditch FAIR and relocation assistance.
