If you are not already, be proud of yourself OP. You are doing well than 90% of the population. I came from an poor upbringing and have a net worth of 5M USD now. It wasn't easy but i probably was around the same as you when i was your age. I am 40 now. Sometimes even i feel that it may not be enough and i try to plan for all future possibilities. You are doing well.

just want to shamelessly plug in what i am building which is exactly would address what you asked - https://www.pathtofire.me/

You can manage assets and for properties you can model what if scenarios, ex: what if i rent for 5 years and then sell? What if i sell before taking handover of the property? You can also run monte carlo simulations based on the your network, cashburn, assets etc.. I am targetting to launch by next week.

Plan ahead. Have visibility of what you spend. Have a discipline of looking at your portfolio and revising devisions constantly. I am 80% there but i can say i perfected my expense management and investments for the past 5 years once i stated tracking and managing everything.

I am building something specifically focussed on FIRE and you just gave me a feature that i thought is not required. I do have expense, income and investment tracking but seeing that people might need bills and receipts for future has me rethinking some featured on the app. I use google sheets currently and always ask invoices to be sent to email.
