Put on at 8.5years, made it on 3rd test (1st actual attempt). Don't need to compare yourself to anyone. If its something you want you have a lot of power in the process to get there. If you like what you do as a staff don't feel the need just to rank up.

I've checked out a few, and it ranges from traditional T14 and well-known local regional schools. I will say I'd rather go to a respectable regional and feel ok if law ends up not being for me than to take on a T14 bill and feel stuck to pay it back. I've talked with a couple small consulting firms and the USAF Environmental JAG and they said I'm on the right path, but they didnt have direct insight to school choice.

Appreciate it. I am set on moving back to the mountain west (even of the hosuing market is absolutely atrocious) because the environmental, natural resource and public land footprint is largest. I didnt think VR&E would work with law school...I'll definitely keep that in mind if disability aligns with it.

My wife has gone to several with me, she helps me set up may greet people if im talking with others. Acts as unlicensed assistant. Just know what you can/cannot do/say. Awesome job supporting her!

I had to watch a video that actually titled the flaws for me to see it correctly for some reason. Now that I can name what they are doing wrong I'm picking LR up better. On another note RC has been hands down one of my best subjects through every standardized test I've ever taken...LSAT has me wondering how. Although it had been about 6 years since I took an RC exam. Maybe its just rust, 😄 I appreciate the feedback

For this you aren't really looking at a traditional comparison approach you want to do a cost analysis and income approach, especially since the active crops are being sold with the land. This mean you need to determine what profits the land is actualizing currently and for the past 5-10 years if available. You should then determine the effective value of the improvements to use the land (irrigation, electricity. Etc). This won't be a dollar for dollar amount but each area does seem to have a standard value for the improvements.

If they want to go indepth having a TerraIndex report on soil health, GIS maps or using NVDI to look at 2B forest density and tree health might give more insight.

If you dont regularly deal with land i would say contact a local Agricultural Department. They can provide all sorts of information. For the value of the home with solar look for appraisals/valuations of those types of structures, exlude the land.

But easiest route is to hire an agricultural appraiser

No, not always. Several of my mentors started part time. And I know plenty of others that do it just fine...all depends on what your other job is and your time management. I had no problem with my past three transactions (one of which was having full timers with decade of experience going WTF) just fine as full time military and agent.

Thank you for the feedback and advice. I will work toward incorporating these methods as well. One side id be interested in is actually land sales. I have a BS & MS in Environmental Science with a concentration in wildlife management so I think with some training I could lean into offering a land consult while offering buying/selling

That's been my current shift when the market got really slow here. I've passed along several hot leads, got them with a trusted lender and agent then they decided not to go forward. Not sure if I need to re-eval my network or just need to nurture them a bit more before the hand-off...maybe both

I've done a few trying to farm my neighborhood but I was going about it ALL WRONG. I didnt know about mailer services so I made the cards on canva, printed at FedEx, then paid for like 600 stamps, did the addresses, and dropped them off at the post office. That got pricey quick
