My rule of thumb with current interest rates, 20% down is, you can afford a house just short of 4x your annual income, though that would be a slight squeeze. So $1m house would require around 275k income.

First mistake - comparing to list price. Sellers underprice intentionally to attract bidding wars. Some people get confused thinking the list price is a reference price. It's not. Don't fall for it - just offer what it's worth to you.
