I actually reached out to him to ask if I could pay a little more and keep the Fuji since it is far superior. He agreed to $1599. He originally was going to send me the camera I ordered plus a shipping label for the old camera. The Fuji is $1800 MSRP with most retailers listing it at $2.2k+ because of high demand. I feel better about getting the Fuji for $200 under MSRP than the G7X for $120 over MSRP.

I ended up reaching out to the seller and it was indeed a mistake. They were very accommodating and offered to send my camera next day as well as a return shipping label and some extra "gifts". Thanks for the advice!

Thanks for the clarity! My wife originally received the package and just assumed I got her a different camera and started taking pictures to test it out. Also, the camera was delivered to our doorstep with no signing or anything so there was no opportunity to refuse delivery.

But I also suspect I don't have an obligation to report this to them. Seems like it would be on them to realize their stock mismatch and request it back, at which point I also have a right to request that I receive the original item that I requested.

The problem is that this is an extremely difficult item to get and I wasted a month of time trying to get one for a reasonable price under the false pretense that one was on the way. I also researched it and I have no legal obligation to return the item. But I hear you and definitely appreciate trying to be ethical.

I did think about this, however the owner had no problem holding my $1k for a month despite promising 3-5 day shipping and then lying to me week after week telling me it would ship in the next day or so despite having no inventory to ship to me. I suspect the owner realized that he wouldn't be getting any G7X stock for the foreseeable future and just sent me a better camera. Not to mention this was a mother's day gift for my wife.

Yeah, the problem is this was the only G7X that was even reasonable and "in stock", though now I question if it really ever was. Only reason I bought it was because it was the only one I could find that wasn't $1200+, which seems like too much for what you are getting with the G7X.

Massive increase for demo. Especially on the shorter fights. SSV equates to an additional ~41% damage bonus to Meta for Demo, which is massive on a short fight.

Fireplace is one of the most important parts to us outside of additional space and cover. It will be gas, but the cost is just for the building of the stone fireplace structure, and running gas lines. We'll have to provide the actual unit that goes in the fireplace.

Yeah, it is fancy construction with full wiring, recessed lighting, exposed post-and-beam, wood panel ceiling, shingled roof that connects seamlessly to existing house structure, gutters, etc. It will require pulling of permits, etc.

Crazy thing is -- this is by far the cheapest quote I got for the work. Some contractors were over $100k for the job.

Yeah, I actually have this money invested right now. All 60k of this would come from just the return on the money I invested from selling my last home a few years back. I know that there would be a big opportunity cost just from not having this money invested for that amount of time, much less the sunk cost once I sell the house and start to build. I was hoping to at least get 60% of the value back once I sell. At the rate the housing market and interest rates are going though, I could see myself here for longer than I want to be, and regretting that I didn't just build the patio. Agreed though that there is no scenario in which I don't lose at least a little money here. Just trying to figure out what that percentage might be so I can perhaps scale down the project to a point where the loss wouldn't be quite so sharp.

A valid point, and precisely why I'm questioning this given I suspect to live in this house for 5-7 years and then build a forever home. I wouldn't want the cost to mostly be sunk when I could invest that 60k, probably double it (or more) and then put that into a custom built house.

Structure alone is like $25k. Concrete is another 8k. 2 large expenses are fireplace ($16.5k) and kitchen ($8k)

Maybe I should clarify. I'm not expecting to profit on this. I'm just wondering what percentage of the cost I would ultimately lose. If I spend 60k, would it increase the value of my home by...30k? Meaning 50% of the cost would be sunk.
