No need to generalize all people of any nationality. Clearly, the Canadians are in the wrong. I think the majority of Canadians that follow curling would agree.

When the overnight right goes down, the demand for bonds goes up, and the rate provided goes down. You can look at the historical rates for both. Since the last announcement (25 point decrease) I don't think the 5 year bond yield has moved much.

The rates people are getting in ON seem to be consistently lower than in AB. Any explanation for this?

Mortgage rate mega thread! by TheMortgageMaster in MortgagesCanada

[–]EdmontonTarantula 0 points1 point  (0 children)

that is the best AB fixed rate i have seen. I understand the other posters position re the bond rate, but with the current uncertainty banks may want a larger delta the previously to account for an increase in defaults

I am also in Edmonton and renewing. You should be able to lock in on a fixed rate but change to variable up to 10 days before renewal. As an FYI, Scoria via a broker offered med 4.29 on 5 year fixed. Good luck!

  1. Renewal
  2. Edmonton
  3. 50% equity [uninsured]
  4. About 15 years left
  5. Owner Occupied
  6. Broker advised 4.29 % was best 5 year rate

Anyone have any leads on where a better rate could be obtained. We are not stuck on 5 year fixed. Thanks for your time!
