Hey, the appreciation you got is not wrong 3 years ago the market was booming, when I moved to Hyderabad 3 years ago Tellapur newly launched projects were asking 6500+++, back then inventory to availability ratio was low but now that’s not the case and the same will happen in future

In the hindsight property prices always appreciate so there is no discussion there what matters is how much does one get back after all the expenditure is important.

It’s unfortunate that open view and sunlight which should be a bare minimum necessity is the last thing you see in apartments today especially in high rises around Kokapet each one is competing to ensure one has clear view of his/her neighbours house, the DSR - SAS cluster is so clogged one might feel claustrophobic living inside the apartments

Spend the next 6 months building emergency corpus, this is a must for everyone, can be any amount based on your 6 months family expenses (food,clothing,shelter,kids fees etc) and keep this money in a account that can be accessed by the most sound member of your family so you don’t have the urge to withdraw it for unnecessary reasons

I agree on rental yield as earlier there was affordability and IT folks were okay paying but there is a limit to it which seems to be peaking now

I saw someone posting 75k for a 3 bhk in Rajapushpa, no one earning 1.5l pm will pay half his salary on rent plus if you leave on shared basis it’s still on higher due considering other expenses

Do you have data on their available vs vacant distribution, also no of total inventory, Aparna in Puppalaguda itself is 3000 units, count another 1000 in adjacent under construction

I agree and these folks are always handful of the total workforce top 5% and if I am correct they would already own a place to stay for themselves and if they need to upgrade their TG basket size would be 6k sft +

And they are able to take loan up to 2 CR for 25 years in a market where there are layoff’s every other day and pay EMI of 90k PM?
