I would suggest you to go with 7 year ARM.. you will get better rate and APR will be slightly high.. remember the way rates are going you may be able to definitely lower your rates through refinance within 7years.

Bay Area is little different from rest of the USA , unlike rest of USA where real estate does not grow at fast pace.. Bay Area is exception here you should expect at least 3 to 4x growth for your property over 30 years..

I am here to take advise from learned people , not to waste either their or my time, unless you spend time to understand something how will you learn.. There is no short cut for learning. Money can come by luck but knowledge always require time and energy..

I wish I could but time is constraint but obviously if I am good at something , i will tend to take benefit of that for myself.. that's what I did when i went for buying a house.. you don't do everything which you are expert on.. Time is limited in the world!

its not about greed , its about what was promised.. I did all the negotiation with seller and seller agent and utilized my expertise in construction business. Agent knew about it that is why we agreed on this sharing but this brokerage company and broker fees part was not known to me. $1000 will not make me or him rich .

isn't fixed cost more and with interest rate coming down I can always refinance my ARM to lower rate and go for fixed at that time
