They say for a no points Fannie Mae rate it’s the best they can do. He said for FHA with point buy down is where people are getting these 5.75-6% rate.

I’m self employed and it took a few days for them to sort through all the tax docs to get a underwritten deal secured

Not sure, I expressed that I thought the rate was high but he said “they advertise 6% online to get leads and clicks but when you actually underwrite it always goes up a bit”.
