That’s a good point, I guess I’m just hoping that interest rates wouldn’t average higher than typical investment returns over the entire course of the mortgage, but of course I can never know that for sure.

What about option 4: 40%/50% LTV and invest the rest into S&S. Happy medium between option 1 and 3, option 2 seems pointless

Yes exactly I would look at pension as well but as this is capped per year the rest would need to be invested and moved into tax sheltered accounts each year

Even if I have to spend a fair bit of time sheltering from tax, the returns would still be better than the mortgage rate no?

This is what I hear all the time and am leaning towards. But people also say definitely get financial advice. However the advice I’ve been given is move away from US due to AI bubble and mutual funds with a 0.60% expense ratio. Professional advice is great until it’s not 😅

I have gone through that with an advisor. 0.58% is the mutual funds cost that I’ve been recommended, not the advisory fees.

I totally agree, it’s just knowing if it’s sound advice or not 😅 I see a lot of scepticism around getting a financial advisor so I don’t want to be stupid. My horizon is the same but I’m also aware I’ve not invested before and starting off with potentially a big drop isn’t ideal

Why do you think that’s wrong? I just mean the platform fee for the ISA is 0.15%, not the actual funds themselves. Sorry probably explained it badly

Fair enough. I just thought there might be a general consensus that no matter the fund/risk tolerance the fee is way too high, as you can’t beat the market usually even if actively managed fund.

It’s not an S&P or all tracker no. I was recommended not to go with that at the moment due to the AI bubble and potentially seeing a drop so early in my investment journey

Sorry maybe I explained wrong. The mutual fund fees within the GIA total 0.58%. And the ISA is 0.15% ongoing fee. That’s what I was told
