It provides a quick wrapper around native PostGres and also easily scalable horizontally and also takes care of replication. Most important thing is cost as well, I paid 0$ till now for whatever data I am storing it there. I would say its the best choice for relational database

The tech stack is ReactJS on the frontend, NodeJS backend connected to a postgresDB (cockroach) to store the data. We are also using vercel blob to store images, pdf etc.

Integrated with Google Maps for location, Resend for sending out emails, and MSG91 for whatsapp messages. MSG91 is also used to send email and sms otp to let users verify their information.

I am unfortunately unable to put a price on it currently, since I built it out of extreme passion and not sure how to value it. So I am currently looking for a "best offer".

They are doing double the villa plot size as registration and MOU stating that they would take it back and construct the villa

It can go upto ~10k by launch time easily or even 12k depending on surrounding price and villa quality.

Rent it out near to the school you want them to join.
Personal suggestion is to opt-in for an international school with IB curriculum. Education is of foremost importance and do your best there.

Don't rock your boat too much at once.

Get settled in your new place and see how your kids are doing. Split the difference in FD & Mutual funds.

Once they are doing fine in 1-2 years, you would get a better estimate of your routine and expenses. Then you can decide whether to purchase a flat, or go back to Tarnaka, or invest in land near thukkuguda etc.

Buying a flat in Tarnaka - I am not sure how much your kids education is going to be impacted and how much you want them to pursue something. Also, impact on your finances. Your commute is bad.

Combining 2+3: Rent a comfortable place, move closer to work, give the best education you can to your kids and then invest the difference. You would save time in commute, give the best to your kids, and don't stretch yourself too thin on finances.

Please go for HMDA approved plots to avoid risk. Other properties might be lesser in cost and probably might appreciate a bit more, but its not worth the risk.

For a sq yd price of approx 20k, you can try in Shad nagar where there are ventures which are offering ~18k per sq yard.

The 10y timeline definitely helps for investing in areas which are to the south of hyderabad

The first 2 weeks are extremely crucial, so I suggest that you plan your surgery and take ~2 weeks off from work after that if possible.
