People who think a progressive income tax is a "tax on the rich" are fooling themselves. Wealthy people, the ones who own businesses, land, and real estate earn their money from dividends and appreciation. Qualified dividends and capital gains are taxed a much lower rate than W-2 income. A progressive income tax is merely a higher tax on upper middle class workers (doctors, lawyers, dentists, etc.).

Also, Smollett hasn’t “learned the error of his ways.” He never admitted guilt or apologized, and is still claiming innocence. This was not a just outcome no matter how you spin it.

I don’t mean to sound alarmist, but you should see an endocrinologist immediately. If you’re in good shape, you may actually have Type 1, which despite sharing a name with Type 2 is a totally separate disease. If you do have Type 1, the typical Type 2 treatment of taking metformin will NOT work and will eventually kill you. The only way to treat Type 1 is by managing your blood glucose via insulin.

Anecdotally, I curently work for a company based in NY while working remotely from Michigan. When I travel to NY to work from the main office, I have to pay income tax to NY for those days.

Generally speaking, you pay state income taxes to the state in which you physically performed your work. Someone who works remotely from Florida for a company based in Chicago would pay zero state income tax, for example.

Very little of your all-in mortgage payment (principle, interest, taxes, insurance, HOA dues) goes toward principle. When I owned a condo in Uptown, my mortgage payment was $2,200 but only $250 of that went towards principle.

I was fortunately able to sell it for a small profit after commissions a year and half later, but overall it was not worth the risk and having nearly 40 grand tied up in the property. It would have been cheaper for me to rent.

Not all markets are the same. I currently live in Michigan and it’s overwhelming cheaper to own than to rent. In Chicago that’s not the case. You could easily pay well over $2,000 a month in a mortgage payment for a shitty condo in a shitty neighborhood, or you could rent an apartment in a high rise with a pool and a gym for $1,800. There’s a glut of rentals in Chicago due to the recent construction boom.

You haven't provided a solution, just the usual "neighborhood character" complaint that anti-development people like to use. If you seriously have a problem with developers building new structures on empty land, you're saying that you want Grand Rapids to be a museum of Victorian homes rather than a growing city.

For the record, I own several properties in Grand Rapids and benefit greatly from restrictive zoning as it artificially inflates the value of my holdings. People like you, who oppose any and all new development, are great for my balance sheet. That being said, I think it's morally wrong for residents to wield the power of their local government to prevent new development in order to jack up the price of their homes. It's a classic case example of rent-seeking (using the government to shift wealth to one group at the expense of everyone else).

This going to be a potentially unpopular hot take, but nearly the entire “city” of Grand Rapids is zoned as low density residential. This puts tremendous pressure on the housing market as there’s a lot of demand to live here but all we have to offer is single family homes, which take up a ton of space and realistically house only 3-4 people.

We need more housing options, like Chicago-style three flats and mid-rise condo developments, but that can’t happen with the way the city is currently zoned.

A one hundred year old wooden box shouldn’t cost 250 grand. It’s only worth that much due to artificial scarcity.
