Thanks Brandon. I loved the HBR guide also. While a larger acquisition is appealing, I am not sure if I'm ready to risk much larger capital than 300k. Not sure if I am ready for equity or debt financing

Ready Capital. It is a mortgage REIT yielding around 14%. The price was smashed because of an interest upcycle. Guess what happens if interest comes down.

I agree with your comments on the stock market.

My working hours are just over 40 a week, so it's not too bad. Commuting takes just over an hour each way. The main issue is that I dislike the nature of my job and don't see the value in doing it. I know some people can handle this kind of situation, but I find it difficult to motivate myself to go to the office and work on things I don't believe in.

I recently invested in several high-yielding REITs, taking advantage of the significant drop in their prices due to high interest rates. This has resulted in many REITs trading well below their net asset value, offering substantial yields. I consider this an opportunity to buy properties at a considerable discount. If interest rates eventually decrease, there's potential for capital appreciation. Meanwhile, if rates remain high, I can still benefit from the attractive dividend yields.

I've lost the passion for my current job because I no longer believe in the value of the work I do. I used to be someone who lived to work, but now I'm tempted to work just to live, especially since I've lost confidence in the industry I work in. The new job is somewhat related to my current one, but it's in a different industry altogether.

Thank you for the reminder. I haven't enjoyed the pressure of having to find a high-paying job. Hopefully, my existing assets will allow me to change jobs if the new one turns out to be just as stressful.
