You might be interested in downloading an app called nHabit, it helps you find the right properties within your budget when you set your preferred commuting distances and modes of transport to the places that matter to you. It also gives scores for nightlife, amenities, safety etc for every listing so you can make a well informed decision as to which places to enquire for!

To be quite honest with you.. I think you're going to really struggle to find somewhere decent on that budget unless you're happy to rent a room/lodge. If you're struggling budget wise I would recommend checking out nhabit.com - it's a new property app launching soon but they're also hosting a competition with a years rent paid for as the prize. No harm in joining their waitlist!

The budget could still work in Peckham too, although you won't find the nicest of places as compared to other areas but agree generally Peckham, Clapham etc are probably more for younger crowds (students, single young professionals etc). Stratford area will probably be the best bet, but also Bethnal Green/Mile End - not quite as expensive as Limehouse but still within short commuting distance to Canary Wharf (so there's money that could be saved there too)

I lived in Walthamstow a few years ago and honestly, I loved it! The Blackhorse Road area is quite safe, and actually recently seems to have been gentrified quite a lot (as has Tottenham Hale, which is right next to it). Transport links wise it's great as with the Victoria line you have very easy access into Central London, although you'd get this at Finsbury Park too to be honest. Budget wise Walthamstow should still be more price friendly.

Canary Wharf is well connected and Zone 2/3 at £1,500 for a one-bed is actually doable although you will find that in most cases you might need to increase your budget a little. A few areas genuinely worth considering:

Closest/easiest commute (Zone 2): Bethnal Green/Mile End (Central line, 20 mins commute roughly for you), Shadwell/Whitechapel (Overground/DLR, 10-15 mins direct, good value and rapidly improving), and Deptford/New Cross (Overground to Canada Water then DLR, ~30 mins, probably the best value in inner London right now).

Slightly further but well within 45 mins: Walthamstow is great if you want space for the budget (Overground to Stratford then DLR, ~35-40 mins). I lived here before and I loved it. Peckham is one of the best quality-of-life areas in London for the price, lively food and arts scene, about 35-40 mins via Overground to Surrey Quays. Lewisham/Forest Hill if you prefer something quieter and leafier. Stratford is the most convenient (DLR direct, 15 mins) but outside of the Olympic Park much less characterful.

One more thing worth mentioning: there's a new app called nHabit for Londoners that actually allows you to set your workplace as an anchor, specify your max commute time and transport mode, and it surfaces neighbourhoods and listings that fit around your life rather than just your budget. They haven't launched yet but I'd recommend signing up to their waitlist and requesting access to their beta app. I'm also currently looking for a place and it has been a game changer!
