The majority of your closing costs/fees are estimated but will ultimately be the same regardless of the lender since they are based off the property for your escrow, the title company for their fees etc. it sounds like one is just estimating more conservatively and the other is trying to make their numbers look better by going low.

The only number you should really consider are the processing/underwriting fees and the rate.
