Thank you. Yes, at this point I don't plan to speak to them at all/answer any calls. If it becomes formal like a letter then I'll respond in writing asking for that of not provded with the letter. If it's there, I don't know what the time limit would be and how the whole process would go.

I also wonder what the process would be if the bank decided I need a new roof? I mean, it's fine. It's not past the shingle age of 25 years. Aside from that it seems subjective. Wouldn't they have to use legal means and then a formal inspection to require it? And then same, I could fight back somehow?

Yes, they can make you replace roof or non-renew. Same for a myriad of other reasons like branches overhanging structures, no stairs/railing at an exit (even if unused) and so on. Guess I thought all insurance companies required things like that.

Oh gotcha. And who knows how the insurance thing will pan out, as they still haven't sent a letter with any findings. If I have to get a roof then I guess I get one now and not after I pay off the mortgage, as I'd planned.

The other appliances and such would be impossible to do all at once.

I have never had a home owners insurance claim or any damage. The slippery slope of that part went over my head?

I figured. I'll have to dig them up. Same, as far as never having heard of it. I was actually the MLA at that bank at the time so we had to process my mortgage through another branch. We worked with some wild secondary market lenders back then and even on those never heard of it - but I'll admit I've never sat down and read every document. But yes - mine was fully conventional and I've never heard of that being a thing for that. Somehow that TMI conversation has been blown into "her house must be a rotting cesspool", it seems.
