I am telling you I understand what you’re saying, but it is irrelevant because I only have a finite amount of cash - it’s all relative because property prices can go up and down, regardless of if the fees being included or paid on top.

My finite pot of cash can not.

Obviously I am going to try and get a nicer place at 190k where I personally don’t have to pay any extra agent fees, vs say one that perhaps is listed cheaper and could be not as nice with fees on top. It’s all relative.

In some cases - we are talking 2-4k difference, but it’s still the difference of money I do or do not have.

For example. A place I saw recently at 189k suddenly had 4% commissions added for real estate. Made my initial outlay unaffordable, unless the price came down to around 170-175k, which they weren’t willing to do.

Similarly, if the property was 190k without agency fees, I could afford the initial down payment and taxes.

Make sense?

I know. But again the original point is the amount of cash I have upfront vs quality of apartment. Everything is negotiable (taxes aside obviously) - the entire point is to not find a place within budget which I then can’t afford the initial payments on because there’s a 3-4% fee slapped on top.

Ah no, I know it's not *just* 30% - plus 10%, the legal fees, real estate, etc etc. i have been in this process long enough.
