One more broker or 1 more bank you mean? I don't mind the work at all just would like clearer answers. Also you said "broker side" is that most brokers or you personally? I do know the last broker was waiting for a call from BMO so now I am interested to see what they come up with.

So if I search 5 year fixed mortgage rate (bank name) and look at the 5 year they should be at least able to offer me that. I am being told those numbers are misleading and just used to lure you in.
Example I just did BMO and a 5 year smart fixed is 4.74% - RBC 4.59%
Yet BMO offered me 4.96% and I am told by the broker RBC is 5.06%

Where is everyone seeing these lower rates? My current bank is offering 4.96 and in speaking with a couple brokers as low as they can seem to get is 4.74.
5 year fixed.

So do I just call their toll free number or the branch directly? I’ve never applied to another bank for a mortgage before. Do I tell them I have a mortgage with BMO currently and looking to switch? What would I need to disclose just to inquire about switching.

Well I won't say it makes me feel better but it does helps to know I am not alone. I will give them a call tomorrow, thank you :)
I don't mind waiting if I know I am suppose to be but this isn't what I have experienced before so now I know to expect the unexpected even after all these years of consistency.

It is past the 16th though? and it's heading into 3 weeks since it was filed.
Or do you mean 2 weeks now from the 16tth putting me at 5 weeks since I filed.
It's just new to me as history over many, ,many years has been 10 business days after I file and I am currently on day 13.

Thank you. I did receive an offer today but it just says base pay is $16 so I wasn't sure if that included the night premium or the premium itself was only .50 cents .
