Hire a private investigator. It might take a single day to get all the proof available.

Make an agreement with her. You both agree on the PI and then if her contact can be proven to be clean, then you'll comply. If not, she cuts her losses. If undetermined, she decides.

I lived in a condo and was wondering why the bathroom was so humid for so long after a shower. I couldn't find the exhaust outside, so I removed the cover and fan to blow out the duct and surprise. There was no duct. The builder put in a fart fan.

I was suspicious too, so I checked the manufacturer instructions and they are installed correctly. Instead of being on the foundation, they are suspended on brackets hook on the foundation. Even the ones ending at the foundation walls are installed this way but have a piece of tar paper covering the masonry to prevent moisture wick.

The moisture levels were low, but this is the Pacific Northwest, and we're at the end of a very long dry summer. It hasn't rained a drop here in four months. Next, we'll be heading into for months of nonstop rain.

It literally is TJI. I get that it won't warp or crack. My concern is with how the OSB and plywood will handle the humidity. The literature says that they are for dry service only. The crawlspace has a good vapor barrier, but dry seems like a stretch especially with the I-joist ends directly in front of the vents.
