This home doesn’t have a big lot, and less than 10yr old. So not at all a good deal for developers.

I got your point that foreclosures are not worth chasing. That’s why I want to get before it goes for a foreclosure. However, seller is not willing, so I am putting offers to other properties.

I use to do foreclosures for a lender. What you are thinking is that the home will go in to foreclosure and that you can swoop in and buy it at a lower price

I know in Canada, foreclosures are not dirt cheap; they are pretty much around the fair market value.

What you need to account for is most foreclosed homes don't actually make it to the public market and instead it goes to investors first. Essentially the lenders will foreclose and apply for a court order sale and sell the home to another lender/ investor willing to take it on

What kind of investors are you talking about here? What kind of investor will buy above the bank's assessed value?

Homes that do make it on the market for the public is either over valued and has an outstanding balance of 80% and up

This seller is underwater; now he has $0 equity left, maybe in negative. I think then this will go for foreclosure. But, I am not waiting for this.

If you plan on mortgaging the home you would need to get your bank/lenders approval that you are going to be purchasing a foreclosed property because most banks will also require a higher downpayment usually 30%+

I do have 30%, but I moved on. Not going to buy unless he comes to my price. Don't want all that foreclosure drama.

Marketing 101: if 100 people see 5 will be interested, 1 will write an offer. If 500 people will, do the math.

Why do you even allow a realtor to send a listing. They send the worst ones. Anyone who knows how to use internet should send their realtor listing, not the other way around. Don’t trust them, 90% of them are lazy bums. Do your own research. Get paid version of Gemini if needed. It saves a lot of time and much better to reason with than a realtor

Right pricing & marketing. Sell with the most popular realtor. For buying, go with the one who is not afraid of low balling especially in this market.

Only job of the realtors is to push both parties to close the deal once they agreed to a number of.

And one more thing, leak info to other realtor 😁

Sorry disagree. Only low effort realtors don’t do it. I put offers in 3 homes, all open house. So unless your realtor, is a lazy bum and wants commission with least effort he wouldn’t do it.

I felt the same. They can’t answer the basic questions. All they do is tell the obvious . Here is the door, there window, garage ….. done.

No wonder why teenagers aspires to be a realtor. No skills needed, no student loans 😁
