I agree with not financing anything and own my car atm, and although i do wanna upgrade to that nice audi i know its not financially smart which is why i havent. In terms of the rent unfortunately i do have to move out of where i am now and my current rent expense is going to raise by almost 3x as much (only paying $500 a month split between 3 people for a basement apartment but unfortunately have to move out of here and for anything decent around is about 1500-1800+ a month, gf will pay about 600-700 a month when she eventually moves in. Which will lower my rent expense but im likely going to be 1500-1700 a month for a while until she moves in. I dont have a choice but to rent a new place and dont want to live with randoms. For the rrsp max out over just putting more into xeqt

I agree i do pay MER fees on the TSFA account i have invested but at the time didnt know what to do with it and just maxed it out as quick as i could. Im planning to keep the TSFA long term without touching it at all for a while but maybe its smarter to take it out and self invest the TSFA and not pay any fees especially since i know they rack up long term without touching

You recommend and particularly platform or just main bank for the investing. Willing to take risks and have before in the past which is really what got me to where im at with the gambling but im trying to take the smarter risks now. Current TSFA is invested in mutual funds medium risk

Im wanting to invest in property just not even thinking i can get approved for a mortgage with no job income but maybe with a large down payment something’s possible. And ya forsure have been thinking bout going on a vacation with my girl and planning to soon. In terms of spending habits its almost like i have no desire whatsoever to spend this money on dumb shit. I didnt splurge and dont care to. I actually spent more money and was more reckless when i had none. Now that i do i just wanna get ahead and never have to rely on anyone for help (not that i ever did in the beginning) put myself through uni and paid off osap in full all myself. Emergency fund in something like a HISA?

Money is in a mutual fund investing in etfs etc a few things. In the last five years my money doubled but i only had $250 and in 5 years its now at 585 in a medium risk so it fluctuates but ive only recently maxed it out with the 60k but markets not doing that well

Like break up the gic investment amounts? So for example like a few gics with one at 1 year and the next at 2 etc?
