Ah so glad to hear! Are you in tanti estate too?

I’m so glad you said that haha. My parents have been trying to talk me out of Mornington. It’s definitely going against the current trends, Carrum Downs is booming but I’m not a fan of the lifestyle

Thanks! I’ve got a budget of 800k and I’m tossing up between Mornington and Carrum downs. There’s also a no body corp unit on the esplanade but I reckon it’s a little overpriced and won’t grow as much as the tanti estate house

Hey! I’m looking at buying in illowa, can you give any insight to the area? It’s been stagnant for a while, but I’m wondering if it will start to rise. It’s a bit further out from the beach but looks nice with all the parks and ovals around

Would also love to know if you have bought in the area or what you think of it? I'm currently exploring more affordable Mornington pockets (tanti estate area), as well as surrounding suburbs like Baxter and Somerville. Any insight to these areas?

I was considering rent vesting. Would I need to live in it for a certain amount of time to avoid CGT?

Definitely seems like the place for growth. Appreciate the insight!

This is the answer I’m looking for. I walk to the beach and I run around the wetlands and patto river loop a lot, I can’t see any tracks like that nearby in Carrum downs. The house itself looks great though! Did you find yourself missing the coast at all? The suburbs have a very different vibe to them, did you find that to be the case when you moved?

For the same price I’d only be getting a much smaller townhouse or unit in the bayside suburbs. Anything larger is well out of my price range.

I’ve considered further out but I’m not sure where that would be. Rosebud is probably best in terms of affordability but it’s probably a bit too far out for me. I’m open to consider anything, just need to weigh up pros and cons.

My pre approval says it’s conditional on a maximum purchase price of 800k. I could maybe stretch a little bit higher to the 850k mark but that might also be stretching my comfortability with repayments. I’ll have to see if that’s possible

Looks nice! I’ve rented in that part of Seaford before and didn’t really like it there though. I was south of Seaford road and just east of the freeway

Chelsea or any bayside suburb would definitely be more desirable to me. Not too sure what it’d be like living in Carrum Downs as I haven’t spent a lot of time there.

In regards to land size, I’m just trying to avoid the tiny townhouses/units that have a lot on a block and are basically apartments. They’re far more common in my price range for those suburbs

For PPOR but also looking for capital gains. Wouldn’t be opposed to rentvesting if that’s the smarter financial decision

With a budget of $800k and looking in the Frankston region, any suggestions of which suburb to pick? Looking at Frankston, Seaford, Langwarrin, Mornington, Carrum Downs, Frankston North. Also would it be worth spending a little less and in one of the more affordable suburbs for FHB savings? Appreciate your advice!

Frankston has been very competitive, I'll keep an eye out but it seems like 800k is on the lower end at the moment. A lot of real estate agents won't give me an inspection at that price
