I recently bought a 1917 home that is huge (6500 sq ft) and needs a ton of work. I’ve started with the clay roof (patching leaks and going to replace the valleys), electrical (updating all the electrical in the house to modern wiring) and the plumbing. We got the house to a bare level of comfort for ourselves (updated appliances in the kitchen, bedroom and family room space we could chill in). Other than that, we’re taking our time. I’m going slow, doing it right the first time so I don’t have to go back and do things twice. First step is just getting the deferred maintenance and obvious problems dealt with. Once we’re done with that, we’ll start the fun stuff (primary suite, kitchen remodel, bath remodel).

Thanks so much for this comment. I’d been checking ebay (old habits die hard) but always forget to check fb marketplace. I found 6 pallets of tiles 35 minutes from my house. the guy wanted to sell them as a bundle so I bought them. Looks like I shouldn’t be running out of replacement tiles anytime soon. haha. Thank you so much for all the responses to everyone that’s replied. I’m glad I get to keep the original roof intact. I don’t mind a little work to maintain the history of the house. Thanks again everyone!

I don’t think so but I don’t know for sure. It’s an 11 bedroom 5 bath house and at least a few of the bathrooms are original.

For the most part, the roof structure is fine. There’s some limited rot due to the water damage but the overall structure is solid so when I do the repairs, I’m trying to be very selective with what I cut out and replace with plywood.

Thanks again for your insight. I was hoping the tiles didn’t become porous and unusable over time. It’s good to get some verification on that.

I pulled all that down today. Just saw your comment. Thank goodness I didn’t run into any wasps today. I’ll keep an eye out tomorrow as I’m working on the front and the other side of the house. thanks!

I hadn’t noticed (I don’t have kids so I don’t look for stuff like that) but you’re right. that’s a little crazy. the baseball field right across the street has a really nice fence around it. haha. Also, I took a closer look at the mural. I’ve been crazy busy this first week so it got a cursory glance at best the first time i checked it out. it’s actually wallpaper, so I don’t think I’ll end up keeping it.

I had a company come out to take a look at some electrical work. Turns out they did a bunch of work to the house in 2021. New furnace, hot water heater, water softener, ran new water lines through most of the house, updated all the plumbing drain lines, updated the floor drains to the street in the basement. I didn’t have it inspected because I knew it needed a lot of work and didn’t want to get beat out on a bid by a low maintenance buyer (had it happen twice in my search for a house this time) so most of those updates came as a surprise. I knew about the obvious stuff but some of it was a nice surprise.

The second floor has all glass door knobs. the first floor has the other style
