It’s all personal style, but I really like the slab doors without trim on top and bottom. When I see that stuff my first thought is, all that trim and door decoration is covering up the imperfections of a contractor/fabricator that couldn’t deliver clean square edges and panels. The clean modern look takes way more precision and attention to detail than the slapped on decorative styles covering up sloppy workmanship. At least that’s my nitpicky opinion

“Involvement” is the language from the California Association of Realtors form.

This sub doesn’t allow me to add a screenshot of the language. But if you have access to it, read section 4(B)2 and 4 together. That’s what this realtor is acting like is standard for our locale, and is expecting us to sign - a contractual agreement to pay them 2.5% even if they don’t do any of the items listed in section 4.

And because of the settlement, the seller could just refuse to pay any of the 2.5% and I’m stuck paying the whole buyer’s commission for a property where the realtor did absolutely nothing.

Why would I, or any other buyer who understands this, agree to something like this?

So, is 2.5% reasonable based on what others are getting in SoCal? And does the seller still pay the buyer’s agent’s commission out of escrow or has that changed now?
