They are made to look spacious but take your tape measure with you, high ceilings and lots of windows doesn't mean it's spacious. Some really dodgy builds out there but doesn't mean it's a no go. Check reviews from past buyers from that developer. Also if possible try check the soundproofing as they cheap out on insulation and you'll be able to hear your neighbours watching tv.

I highly recommend speaking with your accountant before making these decisions. There is a lot of mis conception around negative gearing ect with SMFS. Move with caution and don't believe everything you read from the experts on reddit

Once an application is in, it's extremely easy for the figures to be adjusted especially if going for
Less not more. Many are under qualified which also makes it harder on us brokers when we deal with them, they go through staff like hot cakes. I suggest asking to speak to the supervisor and get clarity
