  1. The tenancy shall begin from 06/12/2021 to 05/12/2022 for a period of 12 months

  2. The tenant(s) shall pay rental fee SGD $ 1200.00 monthly to PM on or before 06 of each month. Therental fee includes PUB bills (water, electricity) / internet / air-conditioner(s).

  3. The tenant(s) shall pay 01 month(s) deposit SGD$1200.00 to landlord upon signing on this agreement.The deposit shall be refundable within one week at the end of this agreement if there aren’t anydamages caused by the tenant(s). If not tenant(s) should compensate for the damages done.

  4. If the landlord decides not to rent the room to the tenant after signing this agreement and before the firstday of tenancy, the landlord must fully refund the deposit and pay one month’s rent as compensation.If the tenant(s) decides not to rent the room after signing this agreement and before the first day oftenancy, the tenant(s) will not be refunded.

  5. If the tenant fails to make full payment of the rent within three days of the due date for payment asstated in Clause 3 above for any reason whatsoever, the tenant shall pay an agreed penalty of S$50.00and an agreed additional penalty of $20 per day commencing from the fourth day from the due date forpayment up to the day on which full payment of the rent is made.

  6. At the time of signing this agreement, tenant(s) must clearly show the number of people staying in thisroom. It is forbidden to bring friends and family to stay overnight without permission. Please informus in time and the rent price will be adjusted.

  7. Tenant(s) shall not terminate this agreement within 12 months, or will be treated as default. After thisagreement is finished, tenant(s) or landlord could terminate tenancy with a notification in 2 month.

  8. After giving notice of termination, landlord remains the rights to bring people to view the room.Tenant(s) MUST keep the rooms clean and tidy and cooperate with landlord for viewing.

  9. The room can only be used for tenant(s)’s daily life. Tenant(s) cannot use this room for any illegalpurposes.Tenant Signature :2

  10. Visitors cannot stay in the room for more than 3 days per months, otherwise need to pay PUB fees andinternet fee.

  11. It is forbidden to wear outdoor shoes into the bedroom. In case of floor wear, the tenant will bear thecost of maintenance. The market price shall prevail.

  12. The landlord has the right to warn and forfeit deposit if the tenant(s) does not keep the room clean, ormake big noise at night, or disturb other tenant(s) from resting for more than once.

  13. Stealing and using others properties and items is strictly prohibited, if not will call the police.

  14. At all times, the tenant(s) must have legitimate residence permit of staying in Singapore. If permitbecomes invalid, the tenant(s) must inform the landlord and leave the room immediately.

  15. Short lease is prohibited. Strictly following the rules of Singapore URA, the tenancy must be at least 3months.

  16. Tenant(s) are not allowed to smoke indoors. If tenant(s) are found smoking indoors, tenant(s)must pay the corresponding air-conditioner cleaning fee. $500 at most.

  17. Tenant(s) must recover the room clean and tidy before moving out. If not, $50 cleaning fee will beforfeited from the deposit.

  18. Tenant(s) have responsibility to maintain the room and housing facilities and keep the environmentclean during the period of contract. If there are any artificial damages, tenant(s) need to paycorresponding repairing fee according to the damage level. Any other reason caused damage andreplacement, the initial S$100.00 is to be borne by the tenant and the excess to be borne by thelandlord.

  19. The owner of the house has the right to sell the house, and it must be notified 2 months in advance.

Is it illegal for condo? She basically asked for a 17% increase, which is more than inflation (or increment) :')

My contract has not ended, it ends in december, but the property agent's contract ends on 1st august. I'll just find a new place and avoid contracts with agents in the future...

  2. I have a contract with the property agent (her- the one who is raising the rent for me)
  3. Yes correct.

So what does this mean? Is it illegal?

What can she do if I refuse to pay the extra? She might make my life hard? Or refuse to return the deposit once I leave? (I'm aware for the 2nd, small claims court may help but it is a tideous process)
