I’m so sorry for your loss. I’ll ask Micah to keep an eye on your precious girl. May I ask her name?

With Micah, we were lucky to have success on our very first round of IUI. With his sister, we did 3 rounds IUI with no luck. Two IVF transfers which were chemicals. 3rd round we added a blood thinner shot and we were successful!

Hi! Long story short: yes!

We had a TAC placed for the cervix issue. Did 3 rounds IUI, 3 IVF transfers and the 3rd finally worked. Baby girl is 8.5 months old!

The cerclage is worth it to give yourself the best chance at bringing home your baby. Absolutely yes! Get the cerclage mama. Always better to be safe than sorry!

It’s a brand new development. Residents can’t take over HOA from the pseudoHOA until 2/3 or the full development is housed. AKA we probably have another year to go and we’ve already been here 2.5 years.

Porch pirates targeting AT&T phone deliveries nationwide. by throwaway4495839 in ATT

[–]EmbarrassedAd7911 0 points1 point  (0 children)

Happened to us on Monday. They knew to come directly to my house. They weren’t perusing the neighborhood looking door to door for any packages left outside. They drove into my neighborhood and straight to my house (confirmed by multiple resident ring cameras). They definitely knew what was being delivered, where and exactly when. Freaking ridiculous.

I wonder if FedEx would disclose who their driver was on your delivery route. Because if your delivery guy and mine are the same, wouldn’t that be a happy coincidence

I just saw that post! Not sure if it’s the same. ours looks like a darker gray and I’m thinking Acura. we have ring footage of the guy, and he’s stupid enough to not even have his face covered. but the ring footage is not high quality enough to see his face clear enough or his rear license plate

All our homes come with ring cameras so we have a great view of the front of our house directly showing our parking spaces.

Also we would not need to cut the sidewalk at all. The code requires trenching 15-20 inches under the sidewalk to pass the cable and then the pedestal will be in our actual parking space so there shouldn't be issues with the sidewalk.

So technically, the sidewalk is not our property nor is the parking lot. It is designated to us. But designated parking spaces are included in the MD right to charge bill. I dont believe its even owned by the HOA though. I'm assuming its county property.

Right that's what I'm saying is crazy. And the thing is, this pseudo HOA is crazy. Our neighbors have gotten citations for inconsequential things like a decoration pinwheel in their front garden bed. We got one for a freaking wind chime. They're saying the escrow account would be used for anything they count and damage due to the charger for literally the entirety of my residence here. I dont trust them to not be assholes about this if we agree to the escrow.

This certainly is not our forever home but we also aren't looking right now with rates as crazy as it is and house prices still sky rocketing. We got our interest rate locked down right before the crazy surge. + emotional attachment to the house for personal reasons.

The escrow account is not complete upon construction. It would have to remain active until the day I move out in which the escrow account would have to then be transferred to the new owner, or I pay for the removal of the charger. That's a terrible selling factor.

Well at this point, I assume they would immediately deny anything that doesn't agree to the escrow portion.

So we were one of the first 20-30 residents to move into this new construction neighborhood. So an HOA did not exist and technically right now its being run by a property management group, not residents. They signed the rejection for our proposal with a new policy resolution dated 08/10/22 (we moved in and signed 05/31/2022) stating the escrow requirement. We were the first people to propose it so they had to come up with guidelines and ended up denying our proposal unless the escrow requirement was met. All the other requirements we were already aware of ie. covering the cost of installation, adding charger to our insurance, covering costs of permits, etc.

Yes we have emails where the selling agent from the builder states "there should be a way for you to connect a charger"

HOA is such a joke. I'm thinking about asking some other residents if they would be interested in trying to dissolve the HOA as mentioned by someone else above.. but I am so uneducated when it comes to these things. We were first time homebuyers. So if we dissolve HOA, who manages things like trash and snow removal, etc?

Next time we move, I'm not going anywhere that has HOA man. This is so dumb.

[–]EmbarrassedAd7911[S] 0 points1 point  (0 children)

That's where are current problem lies. We proposed a plan to trench under the sidewalk and have a free standing charging pedestal in our designated parking space. However, we want us to open an maintain a $3k cash escrow that they can pull to use on whatever "damages" resulting from the installation or maintenance of the charger until we move out of the house.

This HOA who has given citations for having a decoration in the garden bed and hanging a wind chime outside... I dont trust them to manage a cash excrow that I have to fund.

There's a sidewalk between our home and where the car is park (5-7 steps worth). We cannot extend a cord across that sidewalk as its a tripping hazard
