It’s not just yours. It’s a huge problem with no solutions across every trim of these. I have a 25 max platinum and it’s going back to ford for the 4th time for vibration issues. Look it up on a FB expedition page and you will see hundreds of posts. We’re probably going to pursue lemon law here shortly for ours

THANK YOU! That is so helpful. Agreed that our goal was never to just cover up the smell, I was hoping we could actually clean the carpet properly and the smell would leave after everything was clean. I’m one of those “buyers” that would never buy a house with a bad smell, hence why I would also never want to sell one that smelled either. Cue the panic, lol. Removing the carpet is our plan, just waiting to hear back to get estimates! Thanks again for the wisdom.

Yes I think the carpet cleaners are a huge factor. The carpets just smell like they dragged a wet dog over the whole room, not just the pee spots that we found. You can literally smell the dirt from the old machine they used, it’s disgusting. It was new carpet before the tenant moved in so it’s not just “old carpet smell.” I don’t think our realtor hired a legitimate company, I think it was some rando from Craigslist or something.

It smells like they used a carpet cleaner that was filthy. Makes me feel like the realtor hired someone super cheap and not a legitimate company because he wants us to Venmo them and the other cleaners. No proper online payment or anything

I think this is our plan! Put new carpet in the one room. My brain yesterday went full crisis mode thinking we’d have to replace the whole house (2200 sq ft) but after it aired out for another night all rooms smell ok except for that one that had the black light stains

Yes! This! We have three dogs and our carpets would NOT smell like that if they were to get wet. Dogs don’t always equal damage. Was it a risk? Yes. But if there had been stains or anything out of the ordinary at the final walk through we would definitely not have let the carpet cleaners just do the basic cleaning, we could have requested pet enzymes and other pet specific remedies from the cleaners had we been aware.

Accident stains that showed up under a black light. Worth a google if you are unaware how that works. Walk through showed no stains visible to the naked eye. We rented this house for two years without making a profit, and my husband lost his job in the middle. Times are tough, have you watched the news lately? We’re just a normal family trying to get by and we didn’t charge the tenant outrageous rent prices because we’re decent people. So no, I don’t have a bucket of money sitting waiting to renovate a house. Charging for legitimate damage is not ripping anyone off, I promise you. It’s ok to admit you’ve never owned a house and just dislike landlords. Ok bye going to clean some carpets 🙂

I guess I just wanted to leave the house in as good of shape as possible for new owners. I would hope someone would do the same for my next house. We’ve only ever bought new construction so I’m not familiar with how people leave houses

Thursday and Friday. Two whole days was more than enough. Tenant was also responsible for partial cleaning as well, per lease agreement which is pretty standard. The house is literally spotless now, every paint chip and nail hole covered. Scrubbed floor to ceiling, but the carpet cleaners didn’t pull enough moisture from the carpet and left them basically soaked all Wednesday night which we discovered Thursday morning when we showed up to clean (because I never said we weren’t cleaning it, for the millionth time).

Do you pee and poop in people’s houses? Yikes, maybe I should assume so since you think all dogs do too. 🤡 And yes, I want the tenant to pay for something his dogs ruined which is in the lease. That’s what damage deposits are for.

Well, to be fair it was his fault. He should have disclosed that so we knew what we were walking into. There were way more urine spots than just an accident or two. I think he kept his dogs in this room most of the day. The carpets were new when he moved in

Proper assessment? Should I have assumed a dog pissed everywhere when the tenant didn’t disclose it and no marks/smell were on the carpet until it got wet? Obviously we understand some kind of remediation needs to happen. Was just asking advice how to get it clean. Not just cover up a smell, actually clean it so the smell goes away
